REQUEST:
The applicant is requesting conceptual approval for the following:
1) Restoration of the existing core building constructed in 1941, and added to in 1948. The roof will be removed
and replaced on all of the existing buildings that remain. The glass block and brick masonry along Broadway and
along the portions of the original west wall will be cleaned and restored .
2) Large portions of the roof deck, that is structurally unsound, will be replaced. It is necessary to raise the roof
on portions of the existing two-story building to allow room for new HVAC and lighting and attain interior
ceiling heights of 9 to 10 feet.
3) Replace horizontal windows at the bakery floor with new double panel window systems that meet the energy
code, while maintaining the original aesthetics .
4) Construct a new exterior wall along the south face of the 1948 two-story addition due to the impact of the 1965
addition. We would also like to retain the regular window and bay spacing along the south facade.
5) Proposed partial demolition and alterations to the warehouse along Avenue B, added in 1955/1956. The south
180' will be removed in its entirety to allow construction of a new three-story office building. The project
proposes to retain the northern end of the warehouse's steel structure and create a partially covered parking area,
covered outdoor pedestrian walk way and break-out space.
6) Along Avenue B, the project is proposing to retain and restore the lower 6' port ion of wall and clad the columns
with new contrasting brick. Between the columns, we envision galvanized metal planting trellis structures, similar
to those at Pearl parking areas and the Witte Museum parking garage.
7) Demolish the existing loading dock and motor pool buildings, and also demolish two existing structures, not
original to Butter Krust at t he north end of the property.
8) A new three-story, 34,000 square foot office building is proposed directly behind the existing two-story
building at the south end of t he project. The proposed new building will tie to the existing structure via a two
story open vestibule. The face of the three story structure will be 160 feet back from the west curb of Broadway.
This was done to minimize the impact to the original building scale and massing.
9) At the north end of the existing building, the project proposes a new 33,000 sf. two story office building.
Along Broadway this building will notch back to transition the old to the new. The first story will have brick
veneer that will contrast color of the existing building. The decorative brick frieze and coursing patterns used at
the windows will be incorporated in the detailing. The entrance to this building will be on the park side facing
Ave. B.

Ha! I remember taking a field trip there in elementary school. And yes, we came all the way from Austin. It wasn't the only field trip down there. We also had one to the Alamo and Texan Institute of Cultures. That was 20+ years ago.

What year did the Butter Krust factory close? I remember it smelled so good in there...

I remember going to the Mrs. Baird's factory in Waco as a kid. Still remember the smell

The building looks great, by the way. More future River North residents!

I remember smelling butterkrust driving downtown on broadway....

Looks pretty good. Only complaint is that I wish the door was on the Broadway side instead of the parking lot side.

Glad to see that the old Buttercrust building will be rejuvenated however the new buildings added do not adhere to the integrity of the original 1940's architecture although they said it would. Looks more like the new buildings across the street. I bet they do not plant trees in the parking lot as shown in plan.

HDRC agenda for Nov. 3rd - cases 7-12

It has HDRC's blessing. Renderings are available in pdf.
They're going to be moving quick on this; permits have been issued for demo/new construction and the parking garage.

The building (2311 Broadway) across from "The Bar on Broadway" has been demo'd; I think it was an old used car lot. There is also fencing all around the building.

Half the old building is gone.

I read that it would only take a year for completion.

I just passed by today, it's weird to be able to see 281 from Broadway at this location.

heh that was my reaction to. This project is really going to improve Broadway since it's so long, even if it isnt tall and kinda set back from the curb
