Something like this couldn't be built downtown because of one thing: COST.

It's way too expensive to buy the land needed for a development that size and then to even recoup the money you paid for the land the rents for apartments and the cost of residential units would be 10x what they could be in suburbia, leases for retailers would be much more, etc.

It makes more business sense for Wereldhave to build this A. Where land is cheaper, B. Where the core of wealthy are C. Where people are moving to

The La Cantera location makes perfect sense for them.

I meant specifically this development and the way it was designed. I agree, if you scraped what they have planned and started over, you could add some high-rises.

San Antonio as well as most of Texas is developer driven as well as sprawl. We have sprawl because there is land out the yenyang. It would be nice if San Antonio had stricter development codes, but in that situation you would have to wonder how it would affect the growth of the city.

The problem SA faces is that it has already been decentralized since the bulk of the corporate presence is spread around the north side of town, instead of downtown. As long as most businesses move or expand by building away from downtown, that is were mixed use developments are going to go.

I don't think that the city will ever stop the momentum of the sprawl. Some (most) people want to live the suburban life, that will not change. The best thing that the City can do to preserve the core is to do its best in attracting corporate, residential, and retail development in the city's center because there is a demand for it.

If the city center had more/better housing, retail, jobs, etc, then the demand would be that much greater.

Back to the topic, I don't mind suburban sprawl because in our society it is inevitable. I wish that it wasn't as prevelant as it is, but so be it. It is true that Developers build these sprawl developments in the burbs because all of the factors that have been mentioned (money, demand, land, etc), but the main reason is because they can.

The development codes won't change much because the politicians are to afraid of how it will effect the growth of the area.

All I can say is thank goodness for Camp Bullis; all that acreage could've been the end of ever thinking SA could have an urban core.

From what I've gathered the project has been broken into four phases. The 1st phase includes the two office buildings and 200 residential apartments (5 buildings). The first phase was originally planned to open in 2009, is anticipating a 2010 opening.

the overlook is so "green". i love how the folks will have to drive to get lunch since you know that walking a mile and a half across scorching parking lots in july isn't going to happen.

sprawl happens.

^This company lets you apply your own design to a t-shirt. You buy the shirt, order it and they put your design on the shirt. They also can put it on just about anything else. You can even set up an account and sell your design to others.

It appears the buildings are topped out.

Any idea when work on the residential and retail portions will begin? The company had planned to complete the entire project by 2012.

I drove by there yesterday, and from what I could tell both those two main buildings are up and the facade seemed close to being done on both
