Always appreciate all the Victoria updates, definitely the most underrepresented city for its size on SSP. Which in a way is also a good thing, because given its climate and geography Victoria is the least Canadian feeling city IMO. My dream one day would be to have a condo in Victoria and a house in the Okanagan... one can dream...

It's good to see someone is ready this thread

Here's Era, a 15-storey condo by Concert on Yates Street.

Here's Midtown Court, a 7-storey office building (6-storeys along the main street, 7 along the rear street) that's going up on Hillside Ave at Douglas.

And here's Boardwalk. It's a six-storey mixed-use office, commercial and residential project at Selkirk Waterfront.

Hudson Mews is a 12-storey rental tower that just completed. It was developed by Townline.

Duet is an 8- and 4-storey project in James Bay by Chard Development.

200 Douglas is nearing completion in James Bay.

Promontory by Bosa Properties is almost done as well. It's the new tallest building in the city.

There are quite a few other projects throughout the downtown area that are plugging up undeveloped lots quite nicely.

The 15-storey Era condo by Concert Properties is tucked in behind the CIBC Tower. It's up to the ceiling of the 10th floor now.

New town set to rise on Beecher Bay band's land

Times-Colonist May 7, 2014

Quote:
Nine months after announcing its intention to build a $400-million oceanfront community, the partnership formed between the Trust for Sustainable Development and the Sc’ianew First Nation opened its doors to the world Wednesday.

Delayed by the sheer weight of planning and governance documents required to establish what is essentially a new town, the Spirit Bay development finally has a sales centre ready to open to the public this weekend...

...The community will be built with sustainability top of mind, Butterfield said.

“We’re trying to build a series of romantic seaside villages modelled on old fishing communities with colourful housing and vernacular architecture [using of local traditions and materials]. We feel we can create a sense of place here that will encourage community,” he said.

The partnership is exploring use of the ocean as an energy source, options for storm water usage, landscaping that respects its existing environment and creating a healthy and walkable town.
hmmm, local developer David Butterfield is involved - this is the other development he has been working on since ~2003, another new town - Loreto, Mexico:

It will nice to see this plot of land develop of the next several years. I like the proposal of opening up the area with new office buildings and an outdoor plaza which ties the site nicely into the Leg across Superior street, getting rid of parking lots etc.

Purchased by local developer Jawl and Vancouver developer Concert. Construction is expected to start in 2015.

This will be one of the most high profile redevelopments in recent history. The customs buildings at Wharf, Government and Courtney will be redeveloped and the heritage portion restored.

Cielo Properties reveals harbourfront redevelopment plans
By Max D'ambrosio, VibrantVictoria.ca
http://vibrantvictoria.ca/local-news...lopment-plans/

Cielo Properties has revealed plans to redevelop a prominent harbourfront site overlooking Victoria’s Inner Harbour. Situated between Government, Wharf and Courtney streets, the Customs House project will restore the once federally owned historic building on the west side of the property and replace a 1950’s faux heritage addition fronting onto Government Street between Wharf and Courtney streets.

Designed by Victoria-based Merrick Architecture, plans call for a post-modern mixed-use eight storey lowrise with seven floors of condos above a retail podium on the site of the 1950’s addition and a full restoration of the four storey heritage west wing. Cielo hopes to add an additional floor to the heritage portion (including a two-floor element at the corner of Wharf and Courtney streets) allowing for four floors of condos above a retail ground floor. I expect it to transform the larger part of one city block. The idea that a couple of new lowrise buildings could possibly "transform" a dense central neighbourhood that already contains numerous highrise apartments and hotels, office blocks, industrial properties, a major museum and archives, etc. is a bit of a stretch.

Even as we speak there are a couple of residential projects under construction adjacent to Beacon Hill Park that probably account for about as many residential units as they'll eventually build on the south block. Are those two projects transforming James Bay? Of course not. Most Victorians don't even know about them.

LOL. Well it's part advertising and part 'news'. That said, a nice addition to the area - hopefully, as this is only concept at this stage.

The 15-storey Era by Concert tower on Yates, the six storey Midtown Court office building on Hillside at Douglas and the six storey Boardwalk building at Selkirk Waterfront. The last photo shows the city's new tallest, Promontory, about a month away from completion.

We can get haze not unlike what LA experiences, giving it the "smoggy" look. Most people think LA has crazy smog but it's just a marine layer moving in off the ocean. I don't think Vancouver gets much of this sort of an atmospheric condition as Vancouver Island acts as a buffer.

Here's some background info on the 15-storey Era project's recent sales re-launch.

Era condos back on the market after lengthy sales hiatus
By Max D'Ambrosio, VibrantVictoria.ca
http://vibrantvictoria.ca/local-news...-sales-hiatus/

Concert Properties’ 15-storey mixed-use condo and commercial project in the 700-block of Yates Street, dubbed Era, has re-launched its sales campaign after a year-and-a-half hiatus.

The initial sales period in 2012 moved 51 of the tower’s 157 units before the temporary lull period came into effect in November of that year (not unlike a similar scenario at the competing Union development in Old Town). On May 24th, 2014 Concert resumed its sales efforts one year out from Era’s estimated spring 2015 completion date. According to Concert’s Senior Sales Manager for Victoria, Alison Wedekind, the hiatus was a marketing decision based on a desire to focus the project’s marketing efforts into a shorter time period closer to the building’s occupancy phase. Since the re-launch 11 units have sold and bring total sales to 40% of available inventory. [Read more]

This is the 11-storey Sovereign completed last fall. It fits in quite well within its immediate surroundings, doesn't it?

Here's the 18-storey The Falls, on the left, with the City of Victoria's former tallest Orchard House all lit up in the distance.
