In the second option, the partnership would build a 30-story tower and move the transit center one block to the southwest, to the site the firms acquired. Both options would create a “large-scale, mixed-use development” on the land the partnership acquired, the transit center site and around 1.7 acres that the firms said they have under contract to purchase at the southeast corner of Brevard and 4th streets.

The document estimates the first option would cost around $375 million, and the second would cost around $387 million.

Uptown/South End I-277 Pedestrian Bridge finally funded

U.S. Bank will help fund the construction of a pedestrian bridge over Interstate 277, Center City Partners said Wednesday, as local leaders look to connect uptown with South End.

As the lead sponsor, the bank will contribute $1 million to the estimated $11.5 million bridge, which will cross the interstate between South College Street and South Boulevard. There are also local and state funds for the project — the city will pay $3.1 million, the N.C. Department of Transportation is kicking in $3.3 million and Mecklenburg County will contribute $3.1 million.

Design work is expected to start this year, with construction beginning by summer 2021. The bridge was cut from the Blue Line’s plans prior to its opening in 2007 to save money. The trail runs for miles along the light rail, but pedestrians and cyclists have to get on a bridge with heavy car traffic over I-277 to get into uptown.

4th Ward Residential Tower

Carolina Development Group NC LLC filed a rezoning petition earlier this year to allow up to 320 multifamily units and 5,000 square feet of commercial space in a 32-story building on North Smith Street, on a portion of the block bounded by Smith, 10th and Graham streets in Fourth Ward. A recent site plan revision is now requesting up to 350 units and includes a rendering of what the project could look like.

A 23-story office tower is coming to South End near a popular restaurant

Another tower announced for South End...SE is having its' own mini skyline sooner rather than later.

Two out-of-state companies announced plans Wednesday to build a 23-story tower in South End, the latest in a wave of projects that will bring a corporate presence to the area.

Florida-based developer Stiles Corporation and San Francisco real estate firm Shorenstein Properties said they had purchased the 2-acre site for the development, off of South Boulevard next to the East/West light rail station. The site includes restaurants Tupelo Honey and The Manchester, and other businesses, but the tower will be built on the parking lot behind them, said Justin Siemens, president of Stiles Carolinas.

Construction on the 385,000-square-foot office building could start within the next year, Stiles said in a release.

I wonder if South end will start developing more similarly to Midtown Atlanta or Uptown Dallas. It seems like the projects being announced there are getting higher in height.

I don't know about that....but when I saw the purchase price I was like what the heck! That's like uptown territory.

Makes sense. More expensive land means you have to build higher to get a decent ROI.

You know, Charlotte may end up having one of the most urban and dense downtowns in the lower half of the US. It’s definitely developing nicely.

A $40 million hotel, along with offices and shops are coming to midtown Charlotte

The developer behind a plan to revamp 7 acres in midtown Charlotte unveiled details Wednesday for the next phase of the project, which will include a hotel, offices and shops.

Pappas Properties said it will build a $40 million, 150-room Tapestry by Hilton Collection hotel with a rooftop bar across from Pearl Street Park. It’s the first Charlotte location for that Hilton brand, launched in 2017.

Pappas also announced plans to build up to 210,000 square feet of office space and 20,000 square feet of ground-floor retail and restaurant space at the corner of Kenilworth Avenue and Pearl Park Way. The height and number of office buildings that could be developed will vary depending on demand, said Peter Pappas, founder and CEO of Pappas Properties.
