Lloyd Goldman’s BLDG files to build Midtown East resi tower
Planned 41-story tower will include 429 apartments, 87 of which will be affordable

Quote:
Lloyd Goldman’s BLDG Management is looking to bring a new, 449-foot-tall, 41-story residential tower to Midtown East, according to an application filed today with the city’s Department of Buildings.

The site at 212-214 East 44th Street currently houses a 10-story parking garage. Goldman paid $32 million for it in April. The new building — which will have the address 222 East 44th Street — will span roughly 300,000 square feet, according to the permit application. It will have 429 residential units spread out over 39 floors, and 87 of the units will be affordable, according to a representative from SLCE Architects, the architect of record.

Planned amenities include a swimming pool and a basketball court on the second floor. The first floor will include a roughly 2,300-square-foot retail space, according to the permit application. BLDG is also developing a $35.3 million project on a site of a former gas station in the East Village. In October, it sold two properties in Midtown East and in March of 2014, it sold a Long Island City site for $60 million. - See more at: http://therealdeal.com/blog/2015/01/....6zZXFiu7.dpuf

Yes, a 449 foot, 41 story tower. A good filler for the area. Hopefully the design will be promising.

Maybe we need a separate thread for 214 E. 44th St. What do you think mods? Here are a few more details.

87 Affordable Apartments Coming to 41-Story Tower in Midtown East

Eighty-seven affordable apartments are coming to Midtown East, thanks to a developer who plans to knock down a parking garage and build a 41-story residential tower in its place, the city said.

The new building at 214 E. 44th St. will include 429 apartments, about 20 percent of which will be designated to low-income households, according to a spokesman for the Department of Housing Preservation and Development.

The proposal is still in the early stages of review, HPD spokesman Eric Bederman said.

BLDG Management, the developer, purchased the property for $32 million in April 2014, according to online property records.

BLDG Management is planning a new tower with a swimming pool and basketball court on the second floor and 2,300 square feet of retail space on the first floor, The Real Deal reported.

The Department of Buildings has already issued a permit allowing the developer to demolish the current 11-story parking garage, according to online records.

BLDG Management did not immediately respond to a request for comment.

I don't think he is intending a message of hate. What he's saying is that often contruction companies do harbor illegals and have records of mismanagement and accidents going against regulations from DOT,DEP,EPA, City construction practices, and so on. This is true btw. Following NYC projects, this is a big trend. Its hard to convey emotion via text, but what I interpret is that he's expressing sympathy for them because often such accidents go unnoticed and there aren't proactive steps to correct them.

But he is correct in saying that it won't change much because it often doesn't. Accidents, via labor practices, things that go against OSHA and so on do continue.

Why aren't such accidents noticed or at least reported unless they are big ones? Because companies don;'t want to pay the fees associated with it, so often injuries go unreported, especially if its a company that uses labor from illegals. It sucks, but its the reality, especially in NYC real estate.

Essentially the lesson to be learned is that if you think construction workers have it good, the reality may scare you. Lots of shady things go on in companies that go against regulations. All about perception as my past boss said who runs a real estate consulting firm. If you can make them believe everything's okay, then they will not check.

Greystone Bassuk Closes $254M Bank of China Loan Facility for 222 East 44th Street

DANIELLE BALBI
JULY 16, 2015
Quote:
New York-based BLDG Management Company landed a rare, long-term financing for the development of an 80/20 property at 222 East 44th Street, in a deal brokered by The Greystone Bassuk Group, several sources told Commercial Observer.

Bank of China provided a 10-year, $254 million construction-to-permanent loan facility for the Midtown East multifamily development, which extends a full block between Second and Third Avenues, according to the brokers and sponsor.

The site will house a 43-story apartment tower with a multilevel parking garage and ground-floor retail space once the building is completed in 2017. The property, which is being financed under the 80/20 Housing Program, will contain 342 residential units at market-rate rent and 87 affordable units for households earning 60 percent of the New York City area median income or under.

The 441,000-square-foot tower will feature various amenities, including concierge and valet services, an indoor swimming pool, and other common areas.

The future Midtown East home of the fitness- and wellness-themed EVEN Hotel line has reached its 414-foot apex. Situated one block away from Grand Central Terminal, the 36-story mixed-use tower at 219 East 44th Street will be the hotel brand’s second location in the city, and its upper floors will be crowned with ten penthouses.

The building’s developers are a partnership between CWC and the Intercontinental Hotel Group (IHG), who are also the parent company of the Holiday Inn and Crown Plaza brands. IHG will debut their first Manhattan EVEN Hotel later this year at 321 West 35th Street with this 44th Street location opening soon after. The brand promotes a health and wellness lifestyle for travelers through in-room fitness zones for private workouts and healthy food and beverage options, including made-to-order smoothies and grab ‘n’ go meals. Additionally, the hotel will have dedicated meeting areas, indoor/outdoor eating and exercise space, and spa-inspired showers.
