And the second and fourth seem to be at large retail hubs so what's so bad about that? Polo Park here would be an excellent place for a RT station, it pretty much already is one.

When you compare it to how RT is sold (ie, "it pays for itself in property tax increases!".) then no, it's not a win. If your goal is to increase property value, using all of the high value land close to the stations strictly to park your car is not a win (just think of downtown Winnipeg). If your goal is just to increase ridership then this is a win.

Also, those downtown streets will always be clogged up, even with these RT stations. That's because traffic is a complex adaptive system; as conditions change the players in the game change their strategies. So, as RT took cars off the road to make driving easier, people will fill that void.

My thinking was that if it increases commuter ridership into the downtown then that could help free up parking lots downtown for development. Essentially swapping surface parking lots downtown with surface parking lots out at the Park and Ride stations. So while it might not increase density or property value at those stations it would still have that effect for downtown

Exactly, and property values downtown have much more potential to become even higher, meaning the tax value from an equal size lot can be much higher downtown.

It won't mean less cars in downtown.

Take a read of myth #2. It's been shown that increase transit viability doesn't decrease automobile traffic. Also, it doesn't really make living without a car any more viable, it just displaces the commute.

Myth 2 cited exactly one study, in the city of Los Angeles and generalizes it to every where. That's utter nonsense. Windypeg is suggesting that if more people take transit downtown there will be less cars. You're saying no there will be just as many cars cause other people will be taking cars downtown. But since there are more people taking transit downtown, and just as many people taking cars downtown, more people are coming downtown. So either there are less cars coming downtown, or there are more people coming downtown. Either way its a win.

And to further point about the above myth #2 completely biased, if you click through their very link there are studies cited that it does in fact reduce traffic. They just fail to mention those ones cause it doesn't suit their agenda.

Driving by this project yesterday, I could see rebar sticking out above grade for the first time... so I guess this puppy is officially under way by SSP Canada standards!

There has been pretty steady progress since they began working on it.

Yeah, noticed the structural steel framing was closing in on 4 storeys the other day, it's going to add a little something to the corner and being located next to the RT station is a bonus, the residential 2nd phase, when/if it proceeds will fill out the corner quite nicely.

^ What would really transform that corner is if the lame former Dominion supermarket (now home to Fresh Carrot and Dollarama) were demolished and that parcel of land remade with multi-family housing and commercial space.

Wish we could go back in time on this one esquire, maybe the future will hold some surpises for us, It was built in a different time, residential would be a dream come to for the corner.

^ That building can't have much more life left in it... it seems underused, and looks like it's getting run down a bit. It must be over 50 years old, which for a big box supermarket is up there.

^And the space beside Dollarama never seems to be able to last long, it's a weird setup.

I personally think the best option right now from a cost/value standpoint (aka: not reconfiguring all the roads there) would be for the owner to build a parkade in the middle of the lot, ideally with residential above it, and line the exterior of the property with retail/commercial. Force BK to close the Drive Thru and put a nice building between BK and the existing commercial building there.

If there was ever a place in Winnipeg to do a Burnaby-style towers and podium TOD development, the little island at Confusion Corner is it. Imagine something like this, but perhaps downsized a bit to suit the smaller parcel and the realities of the Winnipeg market:

Hopefully the environment in the city will be conducive to such developments in the near future. As you mentioned, a development smaller in scale would be realistic. If the city can attract more people, and less leave, those are the conditions under which these kinds of projects become feasible.

Nothing will happen on that property until the City completely wipes out plans for a grade separation at Confusion Corner.
