Honestly a lot of the buildings aren't even close to scale.

Anyways, does anyone have any development news they may want to share? Any heresay or rumors? Just been a boring year so far when it comes to development news and proposals.

Yes, and NCR looks a little short compared to Modera.

You'd have to spend hours to get the scale even to 75% correct.

Agreed. Seems like we are on the downward slope of the hyper-active development cycle from the past few years....least on the residential side. Hopefully something will come out of the Underground project, the new hotel at the GWCC (after the Dome get demolished) or [gasp] a new casino downtown (but sounds like we'll have to wait for passage of a referendum before we see a casino.

Of course there is always EVIVA! Speaking of which, anyone know how long will Midtown Alliance (or city) let the "construction" fencing stay up when they may not ever break ground!?

I don't think we will see too much over the next few months. Financing is getting tough and it looks like developers will want to wait and see how the market absorbs the units in the construction pipeline before trying to push anything new.

I would have thought we would have heard more about the GWCC Convention Hotel a this point. I would have also thought we would have heard more about the mixed-use entertainment district planned by Philips Arena. Apparently both are on hold to see how the Casino gains traction in the state legislature. My buddy who reports directly to Tony Ressler (owner of Hawks) said something major is in the works with several players involved including the owner of the Falcons as well and all parties are in favor for a CASINO in the gulch because it could kicked off the biggest urban revivals in Atlanta ever and probably in the top 5 in the county.

Point is be patient. More to come in the next two months.

I will leave you with juicy rumor though. Nothing confirmed, but 50 Allen Plaza is in play for the AIG consolidation/relocation. Approximately 47 Floors and 5000 new jobs.

Awesome rumor! Fingers crossed it's not another GE! This would be a huge win and great addition to the downtown skyline!

Interesting! So this would be on the south side of West Paces, in the parking lot next to the the St. Regis (i.e., here)?

I remember reading that JLB bought the property across the street for $30 million a couple of years ago but there's been no further news (that I've heard) about that.

Juicy gossip, indeed. I'm all for these office proposals in downtown, midtown, and buckhead. The more jobs people can walk and take transit to, the better.

Potential new office building downtown and gulch development would be massive. I'm not a huge fan of casinos, although I'm not a huge fan of regulating what types of business can operate so long as there's appropriate street level engagement. Add in Post COP and the Hard Rock, and the area will begin to see a lot of change downtown. With land so limited around Midtown due to the SFH neighborhoods and the connector, I imagine one day in the future Downtown will be more dense and populous than Midtown. We likely won't be alive for it, but it's not fetched.

I have heard from my friends in CRE, the areas that are getting snatched off market are: Buckhead Village, areas around State Farm and HIGH Street -Perimeter, Underground to the Gulch and any where in West Midtown. all of the other areas have been identified/or plans are in process.

2017 is going to be any amazing year for development Atlanta - just wait. The stars and moon are now aligning. Banks will be leading more money in 2017, Atlanta is the Top 5 for Office Rents apartment, increases/growth. Our gross job growth is 2nd in the US after Dallas and our city added almost 1000K new resident last (3RD BEST)

Chin Up.

I would say temper your thoughts on thinking the Atlanta casino is going yo be a traditional casino. 60% of their earnings (mandated by law) has to come from hotel (therefore they cannot undercut the current downtown hotels prices or they will pay substantial penalties.) Retail stores, restaurants and entertainment.

I have worked from some of the largest tech companies: PWC, SIEBEL Systems, ORACLE/PEOPLESOFT, SAP, Sprinklr and Cloudera and tech companies always have their quarterly internal kink off meeting in Vegas or ORANDO given the space and entertainment requirement. My last SAP user conference had 35K people attended in New Orleans. These are the types of things ATLANTa is missing now on. and you cal no spend so mONEY at the Hark Rock o Peachtree drinking beer, eating burgerS and bUYING A souvenir t-shirt.

SORRY TYING ON PHONE.

I am pretty sure Terwilliger Pappas bough this lot after their deal feel through where original proposal and now is where the Modera Buckhead is located.

I just got back from a 5 hour flight from SFO and I has a few cocktails so I need to go light out in 10/

I'll check tomorrow buddy!

If there's any solace for eviva's stagnation, it's nice knowing Hanover midtown is being developed a block away.

Looks like they are moving the utility lines just north of the Hanover project on Junioer, could this be the start of the street makeover?

Yeah, in the January Business Chronicle they indicated work was starting on the Juniper project.

8th Street 2-way converstion

FWIW-

Someone was asking about 8th street recently.

There's a digital sign up for a road closure between Feb 27 and March 3rd for what looks like final utility relocation so they can complete the road for 2-way traffic between Peachtree and West Peachtree.
