Looks like another huge project along Girard Avenue is imminent!

157-Unit Development Finally Moving Forward in the Italian Market?

Well, we do in fact have an update. A commercial building permit was issued for the project earlier this month. Will this project finally move forward in the coming months? Only time will tell. However, the issuance of building permit is a sign that the development team has not forgotten about the project and does plan to build it.

48-Unit Project Planned on site of Hospital at 8th and Girard

On December 31st, zoning permits were issued for the subdivision of 801 W. Girard Avenue and the construction of a 6-story structure with 48 residential units on floors 4 through 6, visitor accommodations on floors 2 through 3, and 19 car parking spots on the first floor. As we’ve mentioned in previous articles, visitor accommodations are short term rental units or a hotel.

We have not seen the full plans for this project yet, so we are not sure where the new building will be located. However, we have to imagine it will be on the site of the surface parking lot between 8th and 9th St. on Girard Avenue. The other area on the property that is available for development is the northeast corner of the parcel at Franklin and Thompson St.

We always thought the strip mall on the northeast corner of 2nd and Christian was out of place among the otherwise pedestrian friendly neighborhood of Queen Village. The low-rise building and surface parking lot never made much sense to us on such a large, commercial mixed-use site. However, with 711 (and at one time WaWa) as an anchor tenant, the owners have likely been able to sit back and collect a healthy rent roll for years without having to undertake the risks of development.

Well, it seems like the balance has shifted and the rewards of development now outweigh the risks in the minds of the owners. Just this week, zoning permits were issued to partially demolish a 1-story section of the building, add a 2-story addition, and build a new 3-story structure on the site. The project will include 28 residential units, a convenience store, other commercial spaces, and 6 accessory off-street parking spaces.

I wonder if another CVS will open nearby (there aren't really any others in the immediate area) or if it will be reincorporated into whatever new building goes there.

I hope it's not one of those ugly-ass ceramic and metal throw-ups. That lot is nasty and a haven for urchins but I hope they do it nice. It could be awesome.

I remember backin the good ol' days (in 2019), having tacos at pistolos and an urchin came over from sleeping in that weird hedge in the parking lot and pissed on a tree about 5 feet from our table.

Interesting idea, they certainly have the infrastructure there to make it work.

Right off Ridge Ave

Off of Ridge. This is a bad pic, but these guys are putting up a steel frame. If the crane is any indication of the size of this building then this thing will be big.

This is under construction in Bala Cynwyd, but it's visible in Manayunk

This is right across from the Wissahickon Train Station

Also near the train station. This thing is still under construction, but people are finally moving in. I think this has been under construction for over 3 years. It now feels like Wissahickon has it's own distinct, little downtown area. I like it.

This is awesome to see. I used to live in the area and the only thing by the train station was a bar, dry cleaner, and auto parts store. Might have to give the area a second look!
