Finally... Looks like a cheaper 8 Spruce Street, but definitely better than some of the other new buildings in Brooklyn. 51 stories, 480 units, mid 2020 opening.

Tishman Speyer snags $380M financing package for 11 Hoyt, secures construction manager

JPMorgan Chase is the lender of record on a roughly $340 million construction loan, half of which Starwood Property Trust took on its books. A source said that real estate investment trust iStar also chipped in a $40 million mezzanine piece for the project, which sits adjacent to the Macy’s department store.

The Real Deal first reported in November that JPMorgan was in talks to provide Tishman Speyer with the mortgage. At the time, the developer was seeking a floating-rate construction loan with a five-year term and the option to extend, but the most recent terms of the deal were not immediately clear.

The project’s total cost has been pegged at $685 million, so the debt package carries a roughly 55 percent loan-to-value ratio.

A JLL team led by Aaron Appel and Max Herzog negotiated the financing, which closed last month.

Agreed; but:

1. Obviously different materials.

2. The undulating facade clearly shows symmetry, whereas 8 Spruce does not.

3. Aforementioned facade--as far as I know--goes all around the tower, whereas 8 Spruce has IIRC one smooth side.

Only thing is I would like to have seen it side by side with Adjmi's 800'-er in LM.

I apologize that the diagram on the placard is so light, I've noticed several of them like that recently, I wonder if it's attempt to keep the nimbys from noticing how tall all these buildings are!

Anyway, this one is really odd, it seems to show a single story podium with a vast roof that doesn't correspond to the renderings, and the renderings don't show any retail, I wonder what the hell it's going to look like? I hope they're not planning to just wall the whole place off from the sidewalks and make the porte cochere/ roundabout (whatever you want to call it) take up one side, amenities the other. Basically I hope it's not as cloistered at street level as the renderings seem to suggest. Still, a very attractive tower.

Title should be changed to: NEW YORK | 11 Hoyt Street (217 Livingston Street) | 591 FT | 51 FLOORS


The 591 ft being the different value.
