What’s with builders using such cheap looking material? Other than the Mac/Mohawk student residence on James, Core Urban, and arguably Spallaci’s Locke Street development, all developments have been underwhelming. I don’t think any of these builds will age well and will look more and more drab and cheap as time goes on.

I do like the RC, however, the southern facing and addition on the west side looks cheap. Although Vranich gets the work done, his builds get a 2/10 for design elements. Even the George Street project is starting to be a disappointment.

It seems like only established builders and institutions like Liuna, potentially Lamb, and McMaster can build or design something that is visually appealing and will stand the test of time.

Design Review Panel should worry less about height and that ridiculousness and more about ensuring design and materials are actually good...

You can see the lack of the balcony going all the way across at the top and the odd jutout on the right instead of the middle really unbalance this building.What was once striking the eye no longer knows what to do with from an aesthetic pov - imo this part was a real disaster.

The render was also misleading in the glows and finishes it used - the balcony glass will never look like that and the stucco is never reflective - these 2 elements help to make what are actually rather drab design choices actually look better. The stucco feels more alive and the glass looks frosted in the render. Very misleading.

Doesn't work. There's no way to make that building fit in with the others.

Better off just letting the developer build a modern, 10-storey, see-through tower.

I think it works on the James street side, however it looks so out of place on Mulberry

Yeah ivy and some tall trees..

also whoever filled in the seams on the ikea brick wall slaps didn't do a very good job from the looks of it. Unless that part's not done, as some parts look ok and some parts have "white" seams..

And this building will always feel off center and awkward to me - disappointing.

it's kind of odd how bad this turned out. It's not like they cheaped out like Vranich does. They just built a really ugly building,

It's the lack of symmetry that gets it for me and the lack of the pillars feeling like they now support anything, whereas in the original design they looked visually structural at least.

Yep, as I stated earlier in the thread - the renders looked great... what they built isn't a replica of the renders.

And I repeat - if I put money down on a unit here, I'd be extremely pissed at how the exterior turned out. The interior better look good.

They shouldn't be able to advertise something that isn't being built to the advertised render - that's just false advertising.

They're still doing some stuff on the outside. Anyone know when they'll be done and if anyone is thinking of leasing the commercial space?
