[SA] The Orchard - Massive Mixed-Use

Cumberland is working to create a master-planned community on the site, to be called The Orchard, according to Deborah Bauer, president of San Antonio real estate firm Drake Commercial Group LLC. As part of that master plan, Cumberland has carved out 300 acres for a power center that could include a mix of garden offices, hotel development and retail users. The Orchard is situated in "the heart of the growth pattern" for the city's West Side, Bauer says. "The site sits directly on (Hwy.) 90 and captures the traffic all the way from here to Castroville, and the going-home traffic on (Hwy.) 211," she adds.

This development kinda makes my stomach turn...Im seeing alot of asphalt and strip centers...and nothing really remotely high denisty in design...so sad.

Actually, only the commercial/retail (light brown?) portion will have surface parking. The commercial/mixed-use from what I understand will have parking garages/structures.

I don't like it, stop the mixed use crap out in the middle of nowhere. It's almost like its pretend urban. But it is a cool design though, on the inside that is.

To me, out in the middle of nowhere means there's almost zero signs of life within a 10-20 mile radius.

That is far out, i think he is right. But its growing so fast its hard to say whats far out!!! unless you live downtown or in stone oak... this shows what coming for the far West side.. it should add 100,000 people to SA i would say. And make toll roads a not so bad idea.. lol

I'd rather have this than have people move away from the area or build massive tracts of homes.

Think about how many acres this saves versus the standard suburban development.

The desire to live downtown has not hit San Antonio, yet. Part of it is the heritage sites like the Casino building are expensive, and the other part is that there just aren't places to live downtown, really.

Developments like this are just ways of putting people in a place. Until places like River North and Southtown get a jump start*, this is going to continue.


*Versus other cities and the historical boom cycle of San Antonio, they're pretty sleepy, to be honest!

To downtown No. but to add on to 1604 and have people pay a toll yes! A lot of this land is growing because of West over hills and some of the big company's that are moving to SA like Microsoft.
