Looks like Sterling Bay's plans for 300 North Michigan is now a 47 story residential/hotel high rise.

Hah...so true...how many iteriations of the same building can Chicago build?..that safe height in the 450 to 530 range... Brace yourself for the "its filling a gap...it doesnt need to be super tall .. its a nice filler... the taller buildings will come when the land value will be higher" ..blah blah

Potentially modular construction for the hotel portion. Rooms are tiny - some less than 9 ft wide.

It hasn't been designed yet. My studio was originally asked to create the concept renderings for that article but they ended up skipping the renderings.

A really tall building would be nice here but since we don't live in a fantasy world where money grows on trees, this is still quite acceptable.

Look at other cities. Chicago is hardly alone in the copy and paste designs taking up around 30%(more in the Sunbelt cities) of the market. The only difference is that we have so many buildings that we can get away with it without it leaving a noticeable mark on the skyline.

Just as an FYI, i believe rgarri's model hasn't been downscaled from 725's original height quite yet. It'll be significantly smaller, because in his model it looks close to 3 times the height of that tower at Halsted and Lake. It ain't

Ya this filler is weak and blocks a bit of a gem.

Looks like there are now THREE bland boxes within a block of each other going up soon...

1) 50 E Randolph (& Wabash) = 190 rentals, 25 stories
2) Lake & Stetson = ~50 story office tower by CA Ventures
3) Lake & Michigan = 47 story residential/hotel by SB

Nice to fill some holes, but these are so conservative it hurts. I guess when us enthusiasts are not financing the builds they tend to go with safer bets eh?

Silly developers, doing projects that might actually be profitable instead of trying to outdo their royal prince half-brothers by building a taller ego tower than his.

Yep.

It would be nice if we could make it a requirement for people to read "form follows finance" before they would be allowed to post comments on this forum.

Not everything is going to be Vista, One Bennett Park, One Chicago Square, 150 N Riverside, 110 N Wacker, NEMA, Solstice on the Park...

I'll take as many plain-ish glass boxes as developers want to give over the army of beige painted concrete turds from the last boom. Absolutely not going to complain.

I like the bit of structural expression on 300 N Michigan. Considering that MILA got chopped down due to folks insisting that less height was the only way to respect the C&C building I'm not sure why people are surprised by the height of this one. I actually agree with some deference to historical architecture but I would prefer like a setback or something to allow a better view of the C&C building from Michigan Ave.

Renderings seems to indicated a citizenM hotel - so that all makes sense. The amount of spandrel glass on the hotel portion is interesting. Kind of gives off an Executive House vibe.
