MIAMI | Avant at Met Square | 498 FT | 34 FLOORS

Recession revived, and construction has began by the form of test piling.

Quote:
ExMiami notes that test-piling work has begun at the Met Square site, where that 33 floor hotel and entertainment tower has been planned and is apparently still happening, recent important Tequesta Indianarcheological discoveries be damned. On the upside, updated elevations on exMiami are looking better than they had earlier

Met Square Will Have Public Plaza With Archeological Stuff

Quote:
Plans for archeological exhibits at the site of the planned Met Square tower have expanded to include, in addition to various sections of the site preserved in interior gallery spaces, a cross-block public plaza that will have remnants of the Royal Palm Hotel, and a line demarcating the original Miami River shoreline, integrated into the plaza landscaping. The Next Miami first reported updated plans. The interior exhibits, which will be operated under a partnership with HistoryMiami, are also looking more elaborate, with glass floors over the partially-preserved Tequesta sites, educational and informational displays, and a preserved well dating back from Fort Dallas that doesn't seem to have been a part of previous plans (as far as we can tell).

Met Square Gets $42 Million Construction Loan, Residential Tower Planned

Quote:
MDM has obtained a $42 million construction loan to build Met Square, according to the SFBJ.

The loan will allow for construction of a seven-story podium that includes a 1,780-seat Silverspot movie theater, along with 37,666 square feet of restaurant space.

MDM also intends to develop a tower above the theater. The developer had planned to build a 192-room hotel, but instead will now build 392 residential units, according to plans filed in November 2014.

A lawsuit by archaeologist William Pestle against the City of Miami over a deal that would allow for construction of Met Square above historic finds at the site remains pending.

FAA's recent filing indicates that they want this tower to be chopped down to 471 feet, even though the developer wants to make it 538 feet.

Title is outdated for this thread, but if we are lucky, we might get 500 feet at least.

This Is The Pool Deck That MDM Development Is Planning For The 392-Unit Met Square

Quote:
NBWW Architects has released ‘progress images’ of the pool deck at MDM’s Met Square.

The project was initially to include a 192 room hotel, along with a 1,780-seat movie theater and 37,666-square-feet of restaurant space. Instead, the developers have replaced the hotel tower with a 392-unit residential tower.

A $42 million construction loan was issued for the project in January. In February, the FAA approved a height of 538 feet for the tower.

ZOM Is Developing 391-Unit Met Square As Rental Apartments

Quote:
Apartment developer ZOM will develop the second phase of downtown Miami’s Met Square as a 391-unit apartment building, TNM has learned.

This would be the third major project for ZOM in the downtown area. In total, ZOM will have 1,291 rental apartments in the pipeline for downtown Miami.

Across the street, the developer has the 462-unit Monarc at Met 3 under construction above Whole Foods. Zom bought the air rights to that property from MDM Development for $23.1 million, and has likely arranged a similar deal for the Met Square air rights.

In Brickell, preliminary work is underway on ZOM’s 438-unit Solitair Brickell. Zom paid $16.75 million for that land, which is across from Brickell City Centre.

Met Square’s first phase is still slated to include 37,558-square-feet of restaurant space and a 1,778-seat movie theater. Both phases of Met Square do not include any parking spaces, since Met 3’s garage has been designed to handle the parking needs of both projects.

Amenities for residents of Met Square’s apartment building will include a fitness center, game room, bar, wellness lounge, club lounge and pool deck. The tower will top out at 492-feet above ground (although the developer has approval to build taller.)

Miami’s NBWW is the architect for Met Square, while ADD Inc. is handling interior design.

Construction activity appears to be underway at Met Square, where a movie theater, restaurants, and apartment tower will be built.

MDM, the developer, filed a Notice of Commencement last week. The filing, signed for by Luis Pulenta of MDM, says that piling and excavation work is beginning.

Work had been delayed by an archaeological excavation at the site (a lawsuit by a UM archaeologist against the city over approval of the project remains pending.)

The first phase includes a movie theater and restaurants. Silverspot will operate the cinema, and has said that it will open in Fall of 2016. Ocean Bank issued a $42 million construction loan for the first phase earlier this year.

In the second phase, ZOM will build a 392-unit apartment tower that rises 43 stories.

Suffolk Construction is the contractor. NBWW is the architect.

Hey! Wait it minutes?!?!? Is that new Cinema is in Broward County, but not in Miami-Dade County. I am not quite sure about that. I have no idea where they will be at.

This will be at 300 Biscayne Boulevard. It can get confusing because so many developments share the same name in terms of the address with just a number change reflecting the difference. Example: 1010 Brickell vs 1100 Brickell. Two projects, yet different. They really need to get creative with the names.

Theres also one in Naples too (New Cinema). Rated up there as Florida's top Cinema.

The article is mostly about a cinema opening in Broward but mentions the timetable for the Met3 theater as well.

I feel like this could have been the perfect location for a supertall. But oh well. At least something is getting built there.

Yes it would have been perfect for a supertall since it is zoned for one up to 1,010 feet or even taller since One Brickell was approved for 1,040 feet recently.

The whole MET Miami project was nearly destroyed by the 2008 recession and they had to scale back projects including the MET 3 tower which would have been the tallest tower in Miami back then @ 828 FT. | 252 meters:

The MET project before the recession & MET Square wasn't even supposed to have a condo tower over it. It is the low rise building with the funky roof.

By the way this 1.25 acre green lot that faces the Miami River & is across the MET Square site sold for $125 Million this past year:
