I was wondering about that. The renderings for the Marketlands all make vague references to a fairly heavily built up northern half of the site. But let's face it, the northern fringes of the Exchange District are not quite a slam dunk from a marketing point of view. There is a lot of empty office space around there and residential tends to move fairly slowly. Even if that site gets fully developed, I could imagine it taking quite a few years to get there...

I think the residential there would be snapped up quick. It's bound by City Hall and RRC, right by OMS and lots of restaurants and shops. Some people prefer new builds over heritage conversions, and outside of Waterfront Drive there's been precisely two new residential buildings in the Exchange, only one on the west side (new Boyce Lofts).

I actually don't mind any of the designs. I think 1x1 was others mentioned doing itself a huge disservice by not using the more realistic rendering style. The style they chose is nice for early concept work but when people are actually starting to spend their money you gotta see exactly how its gonna look. That taller 'bendy angle' (honestly dont know what its called) residential building would really contrast with the surrounding area in a good way I think. Building almost looks like its like 'turning and looking'. I like it.

But i'm really confused by the roof of the market area in the 1x1 proposal though lol like is it angled or flat? It seems like people are walking on it but yet from some of the views it looks like its all angled

I would have a very hard time picking, they all had their merits and looked great. i did however vote Dialog as my #1, but for me it was really a four way tie, Dialog, Dtah, Saucier and Perrotte, Daoust Lestage and 1x1 as my second choice to the previous four.

Are these proposals really what will be built? Or are they just renderings of what it COULD look like. As in we could do this, but maybe we'll do something 100% completely different once budgets come in.

Yah im curious to know, CV said the budget is around 30M and as they are the developer of the southern parcel, where is that funding coming from?

Money can come from many sources. I believe to raise capital they just have to convince this project is worth 30m (at least) of return and future, and it’s the best way to spend these $30m, better than anything else they have on their hand or planned.

The article mentioned that the glass market structure makes the design stand out. I think it's reasonable: it feels more open to the public than a concrete structure

Hmmmm....not bad, but not the concept I personally liked the best. I guess it has the advantage of encouraging pedestrian traffic flow from Main Street to RRCC, and to-and-from the Exchange park area ("the Cube"). It may be the most "do-able" of the designs to meet the criteria of public use for the land as well.

Of course, the question now is; do they build it or was this just some "blue-skying"? If they build it, I wonder how close the final design might be to the drawing?

There is no RRCC, it is RRC. The extra C was dropped in 1989.

It's fine.

But I think for something that's at the heart of an entire area's revival, "it's fine" is not good enough.
