The two sections circled were fenced and there was construction equipment.

Good news! Although I believe the lot of 6th Street is just staging for the nearby construction. I haven't seen any design reviews come through for that one yet.

Yep. Saw it on my bike ride. I knew it was as soon as I was coming down the bike path and saw the smoke.

Down here now. Looks like it was confined to mainly the roof and upper floor. Hopefully not too much damage.

It will probably set it back by a couple months, but at least it’s all concrete. Thing is still ugly.

Why do I feel like Tempe has more major construction accidents than any other city.
Aura fire, The Pier fall, & this all in the last 2ish years.

It seems like the Pier site has still been shut down last I checked this week. Too bad.

Tacos Chiwas is expanding into Cul-De-Sac. Development seems to be picking up some steam!

Good for Cul-De-Sac, but I wonder about Tacos Chiwas. They're expanding rapidly, and this location will be less than five miles from their downtown Mesa location, and the Mesa location is not much more than five miles from their Chandler location. I hope these sites don't end up competing for the same clientele.

With lumber prices so high, the Pier's owner decided to wait a little longer for the tree in his yard to grow to get some extra board-feet out of it.

They were shut down 2 weeks but I think they restarted. They’re now placing form work for 9th floor plate & are working on the second floor of the Tower 2. At least from what I saw.

I was thinking similarly. They're relocating to Indian School in Central Phoenix this month as well. Between relocating and opening new locations, hopefully they're not expanding too quickly that they run into the same problem of Rott'n Grapes.

Unrelated, but the article also mentions the opening of a coffee shop (Fireside Coffee Company from Flagstaff) and an urban grocery concept. Couldn't access the rest of the article from my phone.

Yes, it was a shame Rott'n Grapes had to close its second more ambitious location. I would hate to see Tacos Chiwas go the same way as America's Taco Shop, which was charming in its original location on 7th Street and then lost some of its luster when it tried to grow via a franchising deal with Kahala.

Tempe development list/map is updated:

https://www.tempe.gov/Home/ShowDocument?id=86321

Not a lot new, but one thing caught my eye: there is a 'mixed-use development,' '250 Rio' in planning at 250 W. Rio Salado--the NEC of Rio Salado/Ash abutting the park, where the old Pennysaver building is. There have been indications of something in the works there for a while, but never anything official/substantial that I've seen. So very interested to see what they propose. In 2018 there was an FAA obstruction evaluation for that corner for 220'.
