Pernicanos on 5th in Hillcrest finally Demolished

Wow only took 40 years!! Just did a search and according to a KFMB article an 8 floor apartment building with 2 floors of underground parking (I'm assuming for the public as well) will go in its place. Also a nice new retail space on 5th ave. Well finally some good news for HC. The article also said the 76 Gas Station on 6th and Robinson is set for demolition it did not say what will be replacing it. I'm assuming more residential.

I remember hearing maybe 4 or 5 years ago now that the entire block of 6th Ave commercial spaces south of that gas station had been sold and was set to be taken down and a tall building with residential going in. Haven't heard any updates.

And get ready for more. There is a 7-story building proposed where the Hillcrest Sandwhich shop is right now on 5th, and an 18-story project proposed on Washington next to the 163.

No renders on either, but both are using city density bonus programs to include more units and get around discretionary review.

Good times are coming!

Looks like nearby National City could be getting some height soon. MAAC is proposing Azurik, 22 Story 400 affordable apartment units. Hopefully this gets built.

Hillcrest Sandwich shop that is a small lot it is going to be a tall skinny project like that one just behind the 7/11 on 4th ave and Robinson? What structures is the 18 story tower replacing, I'm guessing across street from the Fire Station a pet place...

Also do you know what is planned for the 76 Gas Station Parcel?

Go National City, some affordable height

An educated guess and a little digging led me to 770 Washington Street, replacing a nondescript medical building at the northwest corner of 8th and Washington. 418 units with 47 affordable: https://opendsd.sandiego.gov/Web/Pro...Details/698250

Oh wow, I just looked up that development behind the 7/11, what a great little infill project. We need to fill the city with more developments like this

Street View for reference

Edit: I see it's a micro boutique hotel, not housing. Makes sense since it's so skinny. But still, I like it. It looks like something you'd see in Japan.

I stumbled across another crane, Jefferson Makers Quarter brings us to 11. It looks like the RaDD may add another crane to block 2B but it's not up yet.

Aside from Jefferson Makers Quarter, how many more low-rise infill projects going up in DT/Little Italy?

Has there ever been a time in downtown with so much high rise development going on at the same time? 1980s - early 90s office tower boom years?

Well that block long thin lot at State and Hawthorne/Grape St. in Little Italy has been scraped for a year now and there is no sign of construction starting. It is approved for a pretty big project I believe 8 floors. Has anyone heard what is going on with it? I sometimes do Uber and a guy I drove said his friend is a contractor on the project but hasn't heard anything.

USS Midway, Port finally make good on pledge for park on Navy Pier - after 20 year wait
Midway museum says it will contribute $30M toward creating a 4.3-acre bayview park at the end of the pier where hundreds of parking spaces are now located.
April 13, 2022
https://www.sandiegouniontribune.com...r-20-year-wait

Quote:
...
But for those eager for a new public gathering spot off the Embarcadero, they’ll have to wait a bit longer — up to seven years. Still not designed, the project will require considerable planning, as well as approval by the California Coastal Commission, which may not happen until 2024.

San Diego port commissioners on Tuesday gave their OK to a 26-page agreement that spells out the requirements for making the park happen, as well as the financial commitment from the Midway museum, which has pledged to contribute $30 million toward the development of the public space. The San Diego Unified Port District, relying on $11.7 million it is getting in federal COVID relief funds, will address physical improvements to the pier itself, including reinforcement of pilings supporting the structure over the bay.

...

Freedom Park, as it’s being called, will generally include a public viewing area at the west end of the pier, multiple walkways, landscaping, restrooms and benches. As part of the project, an old Navy building known as the Head House near the entrance to the pier will be demolished, adding to the costly price tag for the park.

With the new park will come a significant loss in public parking on the pier where there are now about 500 spaces. Once the public space is completed, roughly 25 percent of the acreage will be devoted to public parking, which will yield between 125 and 150 spaces, said Lesley Nishihira, director of planning for the port. Initial studies, she said, have shown that there is enough parking in surrounding properties, like the Intercontinental and SpringHill Suites hotels, to meet demand.
Not as exciting as I'd hoped, honestly I figured there was already an agreement in place. I remember 10 years ago or so they even had a park proposal there with a massive public art piece, but I suppose it's good real progress is being made finally.

That would be great if that were to happen. That area along C street and the municipal buildings there are outdated and in overall poor shape today.

I always joke that they look like highrises in Baghdad. Outdated is being generous, there is one that isn't properly painted all its missing is bullet holes and some shelling scars and it could be in Beirut.

Odd that their rendering doesn't indicate they'd retain the Centre City Building at the corner of 3rd and A. That building is from 1927 and demolishing it would surely be a hassle, and based on this image, it doesn't seem necessary.
