I agree with you. Nothing fancy about this one, but it's design is consistent throughout the building.
And as far as it seeming generic? Eh, maybe... But that lessens the price to build and helps to ensure that this area gets revitalized with new construction.

I like it, not as much as 1603. I'd say 1603 my be my 3rd or 4th fav project in SA now

I like 1603 better. Neither one is going to be winning any design awards, however, they will set up the urban bones this area needs. Hopefully as time goes on we’ll see more unique designs in the lower Broadway region.

For me, the best new project is the Foodgate. We need more buildings like that going up or something like the Vault Building but taller (hehe).

Matter of taste, which I respect. For me the Floodgate is in the top 5, maybe top 3.

I'm just not a fan of this design. It's very "blah" and doesn't grab me at all. I'm happy for the continued development along Broadway, but the design and red brick don't do anything for me and it feels like a step backwards in my opinion. Would have hoped for something a little more interesting and/or modern. But that's me.

I understand the sentiment that y’all keep expressing about looking suburban, but this building interacts very well with Broadway from the renderings.

Could this look better? Yes, but this is someone’s money and they are building something that they think will make a profit and what the market can currently support.

I have just never been a fan of symmetric of design and color across the area of questioned. It is too pedantic in my taste. I like a variety of different decades of architecture, similar to what London and Paris are currently doing. For a local example, I hope one day to see a beautiful all glass tower rise next to the Hotel Emma. Oh. Wait...something like that is currently happening

Pretty high praise, given you liked the first design. Glad you're getting on board with the final design, which will fit nicely next to the Canopy.

Sometimes it's not about fitting in, but re-imagining. The river and ground level retail alone is a plus.

And yes, I like the added height. Sue me. But the octagonal shape hits me where it hurts also.

^^ I loved the first design. That would have been my definite #2. But yes, this one will do well enough.

Anyway, somehow this became a de facto Floodgate discussion. Maybe we should get it back to 2100 Broadway.
