I still don't think the upscale market is doing that great in Atlanta, despite Aqua's sales. There was an article a while back (sometime in June), that had condo sales in Atlanta dropping 43% from 2005-2006.

I really like Aqua. I like that its a straight forward, modern residential building and those blank walls are a small price to pay for a building done the right way. In the long run Atlanta will be a lot more urban with more buildings done like this.

That was overall, not for upscale condo sales.

So, the cheaper condo towers are selling well, but as soon as you jack up the price, they go like gangbusters?

That's been the trend.

Great photos. I love this building (and the little cluster it's part of)... it's very sharp.

Aqua would've been cool with those clear balcony railings that are so common in South Florida.

Does anyone know of the specific move in date for this building? I was told it was 'late August' for some units.

I think this is turning out great... and I love the contrast in styles between it and the Michael Graves building (can't remember the name). Even with that cluster of buildings' relative short heights, I can see how a row of similarly-sized buildings down West Peachtree will add loads to Midtown's density and urban feel.

I wonder how the people in Plaza Midtown that face north to the Aqua wall feel about it.

Well if they bought thinking they'd have their view for ever they are so naive that I think they shouldn't even comment if that's your thought in posing the question.

speaking of protecting views - what ever happened to (i think mary norwood's) proposed ordinace that would have prevented new construction from blocking views of existing developments? hopefully, it's DOA. anybody know?

They've put together a committee of business leaders, AIA members, faculty with expertise and a citizen advisory group to devise and review proposals for view protections. I tried getting a seat on the board but my council woman said it was a preselected deal before even announced to the public so we'll see what comes of it....Norwood thinks shes the next mayor. God bless us if she is.

smaller upscale like aqua will do well. But in the end Novare will build lesser ones which are also needed.

The more people in the city the more demand will be for higher type residential places. Its the law of averages. Its not like they are building shoddy slummy towers either just ones that arent the greatest but it will all come together I promise, even with the bad news from the Market, especially after the news today in the AJC. looking real good for the city.

Not really too concerned about it personally.

Just got back from Chicago (a lot of observations but that's for another post) and on the way in to work this morning noticed that they're lighting Aqua quite nicely. Long diagonal light down the front, and the oculus seemed lit as well. Very subtle and tasteful.
