The Moinian Group Files For 37-Story Tower At 7 Platt Street, Financial District

Permits have been filed by the Moinian Group for a major new 37-story mixed-use tower to rise at 3 Platt Street, in the Financial District of Manhattan. The building will also have the address of 110 John Street. The site is five blocks away from the Fulton Street subway station entrance, serviced by the A, C, J, Z, 2, 3, 4, and 5 trains.

The 464-foot tall structure will yield 267,760 square feet within, with 43,740 square feet for commercial use, and 169,840 square feet dedicated to residential use. 250 apartments will be created, averaging 680 square feet apiece, indicating rentals.

Five stories of retail will occupy the base of the structure. While renderings are not out, permits suggest that there may be a setback on the 32nd floor, making space for an outdoor terrace. 34 parking spaces will be included below grade.

The site comes across the street from another building owned by the Moinian Group, a 1930’s office building converted in the late ‘90s into a 29-story rental Renaissance building at 100 John Street. That site has 92 apartments across 141,300 square feet dedicated to residential use, on top of a four-story, 58,600 square foot retail store.

Hill West Architects will be responsible for the design

Demolition permits have not yet been filed. The estimated completion date has not been announced.

Just a side note, but looking at the above pic, center, of what will be replaced... this will be quite thin! A slender tower.

Looking at the building's lot line windows on the right in the first picture, got me wondering; has a sale of air rights from a building with lot line windows to an adjacent site ever stipulated that the lot line windows shall remain uncovered? Would that be possible within the current framework for transfers? Maybe with a discounted sale of the rights themselves?
