Lightbulb HOUSTON | The Allen Phase I | FT | 34 + 22 FLOORS

Developer: Tianqing RED, DC Partners
Architect: HOK
Type: Hotel (165 rooms), Residential (99 condos), Office, Retail
Location: Allen Parkway and Gillette, near Downtown
Construction Timeline: 4Q 2018 Start Date - ? Completion

*Another foreign development company has chosen Houston to build their first U.S project.

Chinese firm will change Houston

Quote:
Tianqing Real Estate Development LLC (Tianqing RED), a US subsidiary of one of China's largest real estate companies, has acquired a prime location in Houston to build high-rise buildings of mixed use that will change the city's skyline in the next few years.

Tianqing RED recently closed on the purchase of the land on Allen Parkway, west of downtown and across from the newly improved green space Buffalo Bayou. It is the last track of undeveloped land of that scale at such a prime location in the city.

"The land is a rectangle with hard corners, sufficient depth and width for development. It has great views all around. To the north there is the Buffalo Bayou, to the south the Texas Medical Center, to the east downtown Houston, and to the west the financial district Galleria. We are very happy to be able to get our hands on it," said David Du, president of Tianqing RED.

A total of $500 million will be invested in the project. The planned first phase includes a luxury hotel of 150-180 rooms and a high-rise condo. Construction is expected to start by the end of 2017 or early 2018. Another high-rise condo, a class-A office building and possibly a luxury senior-living building will be built later.

Upon completion, there will be two condo towers with a total of 180 units along with the hotel, an office building and ground-level retail spaces. The project aims to become a new landmark in Houston.

EB-5, the popular immigration investment program among Chinese, will be used to raise part of the money for the project.

However, Du said Tianqing RED will not rely heavily on EB-5 for financing. When it gets ready to start construction, parent company Tianqing Group will guarantee and provide the remaining funds for the project, he said.

This was a previous design that also looks good! Comes from an article that was published in March.

More renderings discovered online.

The view of Downtown will never be obstructed thanks to a public housing apartment complex next door that's designated as a historical landmark by the city.

This project looks like a smaller Miami World Center. Looks like they took some cues from it. The expansive base with a tower jetting up from the center. Hmm... interesting design. The angles on the right tower (post 1 rendering) kinda remind me oddly of 10 Hudson. Has that alien like construct look to it

More details revealed for $500M mixed-use project near Buffalo Bayou Park

Quote:
Developers have unveiled more details about a $500 million mixed-use project planned near Buffalo Bayou Park.

Plans for the mixed-use project are still in the works, said Acho Azuike, COO and managing director of DC Partners, a local real estate investment and development firm that specializes in foreign investors.

The joint partnership is meeting with several architects, including Gensler, Powers Brown Architecture and HOK, to develop a master plan for the project. However, Azuike outlined preliminary plans for the unnamed mixed-use project:

Luxury hotel, which will have between 150 and 180 hotel rooms. The joint venture is now negotiating with boutique hotel operators.

Office tower: The building would have 200,000 to 250,000 square feet of Class A office space

Retail: square footage has not been determined

Residential condo/apartment tower, or a mixed-use hotel-condo-apartment tower: This tower would have between 80 and 100 condo units and more than 100 apartment units.
The possible mixed-use hotel-condo-apartment tower would be the second such tower planned by DC Partners. The developer unveiled plans earlier this year to build a 21-story Thompson Hotel and condo project along the Riverwalk in San Antonio.

“It’s a good use because the condo residents get to take advantage of the hotel amenities,” Azuike said. “Your living room for your condo is the hotel lobby. It’s something that’s popular in other parts of the country that we’ll see more of in Houston.”

Tianqing and DC Partners are planning to start construction on the mixed-use project in late 2017 or early 2018, Azuike said.

The mixed-use project is Tianqing’s first U.S. project and DC Partners’ largest project to date. The project will be financed partially with Tianqing and DC Partners’ capital; EB5 funding and a construction loan — details of which are still being worked out. EB5 is a federal program that allows foreign investors to invest money in U.S. projects and create jobs in exchange for a Green Card. DC Partners is a “regional center” for EB-5 investors in Houston and recently moved its 12-employee China office from Beijing to Shanghai.

“This project is huge for Houston,” Azuike said. “ We’ve spent a lot of time opening up Houston as a place for international investment.”

Thompson Hotels to open Houston location in Buffalo Bayou mixed-use

Quote:
A new-to-Texas hotel chain is planting its flag in Houston at a $500 million mixed-use development near Buffalo Bayou Park.

Thompson Hotels, a New York-based luxury hotel chain, plans to build the Thompson Houston at Tianqing Real Estate Development LLC and Houston-based DC Partners' mixed-use development at the southeast corner of Allen Parkway and Gillette Street, a hotel spokesperson said in an email. A construction timeline wasn't provided, but DC Partners CEO Roberto Contrerassaid in June that the project's then-unannounced luxury hotel would have between 150 and 180 rooms and would open around 2020.

The hotel will offer "a locally inspired Texas experience that incorporates the Thompson brand DNA," the hotel's spokesperson said.

Thompson Hotels has properties in New York City, Chicago, Seattle and Nashville, as well as one in Toronto and three in Mexico, according to its website.

Architecture firm HOK is working on the design for Thompson Houston. The hotel is expected to have 180 rooms and a restaurant connected to a local chef.

"We like to bring locally relevant chefs and restaurateurs into the experience so we bring in a lot of the local community and hotel guests feel more connected to Houston," Leondakis said.

According to Du, the Thompson Houston hotel will be 36-38 stories high with condos on top floors. The first phase also includes a saucer-shaped lifestyle center with a high-end fitness center, spa and retail store.

The development will partially be financed by EB-5 programs to lower financing costs. "However, we're not relying entirely on EB-5 financing, we have enough funding to go ahead with the project regardless of how much we raise through EB-5," Du said.

"The architectural team is carefully designing the project to ensure the quality of a landmark structure at a prime location in Houston. We want it to be a ‘wow' stop for people," said Du. The development will be a new addition to Houston's skyline.

Tianqing RED and DC Partners have hired top global architecture design firm HOK to masterplan the project. The finalization of the conceptual design is expected in a month and construction design will begin after that.

Phase two of the development will include a high-rise office building and a small theatre is under consideration for phase three.

The lifestyle center will front BBP and bears a striking resemblance to BP's (no relation) ultra modern data center on their campus. The Thompson is definitely approaching 40 stories and, as currently designed, shares a similar aesthetic to Hanovers 2nd BLVD place tower but with a more modern bent. Designs are still being finalized but they want the Thompson to be an architectural landmark and I think they are achieving it thus far. Presales of the condo units are needed prior to groundbreaking.

Renderings released Tuesday show a sleek development of glass and steel towers along a scenic 6-acre site on Allen Parkway.

DC Partners and Tianqing Real Estate Development are planning the $500 million-plus project whose first phase will include a luxury hotel and condominium tower, a retail pavilion and office building.

The HOK architecture firm is designing the project with "architecture never before seen in the Houston area," according to a statement. Transwestern Retail and Stream Realty Partners will handle retail and office leasing.

The project is proposed for the southeast corner of Allen Parkway and Gillette Street, across from Buffalo Bayou Park, roughly halfway between downtown and River Oaks.

Thompson Hotels will operate the project's hotel.

The condos will have balcony "plunge pools." The office tower will comprise more than 200,000 square feet of top-class space.

That's a pretty nice design. It's too bad they couldn't have had twin towers instead, though. Those shorter buildings appear to be really bulky.

I'm glad they didn't go with twin towers, I like a little variation, especially in an area where the highrises aren't clustered as closely as downtown, Galleria, or TMC.
