I never appreciated what a dividing line 20th is, as far as high rise and low rise.

the parking lot at 20th and Walnut needs to be built on. A block from the park, another tower would be a success. Who owns it, Parkway?

I think it's owned by someone else and Parkway just operates the lot on it. It really is ridiculous. I'd have to guess it's someone who's family has owned it for decades and lives in Florida spending the $15k a month it generates on pina coladas in some dumpy mirrored joint in FLL.

The Singer family owns it-- they own most of the apartment buildings in Wash West and several in other parts of the city, mostly Rittenhouse. They also have some stuff in the burbs and Florida. AFAIK this is the only surface parking lot they own. I've never known them to sell any of their holdings, and if they do, they would likely sell the entire portfolio to a REIT. I know of a similar owner who holds even more stuff that is planning to do that in the next few years.

Parkway also finds a way to buy the lots they manage but do not own.

New Construction update video - they explained where the core is right now is the most complicated part of the whole building - the third floor. Also, once they get into the higher floors they are looking at about a "4 day cycle" with the possibility of a "3 day cycle."
