That St. Lucy’s design is horrific.

Its the type of the design that happens when one is dreaming about architecture, and one rolls and falls of the bed, bashing their head on the floor. At the moment of impact, this design is the last flash in the dream world before one wakes up.

I'd disagree that it's horrific but it's still pretty messy, little rhyme or reason. Loved your description of it, though...lol!

I'm not a fan of how it integrates with the Church. Just looks like no effort was put in. There's a Stern development over in NY that's adding a residential tower to a Church, and that is effort. Blends in nicely, a worthy addition. This is lackluster, Indica fueled effort. Normally I'm super pro development, but I hope they decline this one. The building to the left of the site, in the rendering, has more effort in it.

I would agree that it has a look of being totally haphazard...modernist, traditional, glass, materials but so random. I do hope there are changes, but Stern's work is always top notch... guess nice historic churches though in run down neighborhoods don't seem to attract the same kind of care and standards and I wish it weren't the case.

The parking lot on the southwest corner of Sip and Summit is being developed into a 27 story tower.

construction of a 27 story tower containing 2 floors of bonus office space, 3,559 commercial ground floor retail space, 349 units, amenity space, 51 parking spaces and 188 bicycle spaces.

That brings the total to 7th or 8th 27-story tower in Journal Square.

Wow , with all the existing buildings and current construction, and proposed construction Jersey City is becoming like a De-facto Borough of New York City..

A few years back we had three near supertalls being proposed.

99 Hudson at 95 stories
55 Hudson at 95 stories
Liberty Rising Hotel at 95 stories

It was definitely impressive and Jersey City started to be included in the NYC lists because it was impossible to ignore what was happening across the Hudson. Jersey City was definitely riding the coattails of NYC's economic growth and there is a much more friendly building environment, including a couple sections of the city with no height limit (Journal Square) and unlimited density allowance (808 Pavonia).

Only one of the three was built and 99 Hudson ended up being 76 floors instead of 95. Looking forward to the day that the tallest building outside Manhattan in the NYC metro area is located in Jersey City.

I think the concept and shape of the building is cool, I just don't like the glass and the opaque panels. If it was more translucent/reflective or if they went with a different material I think it would be better. But the general look of the facade is really heavy and industrial and seems to be overbearing on the original historic building below.

I agree - the shape is fine but the specific facade choice is heavy when light would be my choice.

Going down that list from top to bottom:

- VYV II is open/completed

- 25 Columbus, 33 Park II, 700 Washington Boulevard I and II and 289 Jordan are all topped out (351 Marin will soon be as well). 87 Newkirk St is complete and open for some time now.

- Emerson Lofts I is under construction, and 32 Oakland is digging and piling

- You have 177 Grand St under both Proposed and Dead.

As for others - going to just put a bunch of proposed/approved ones here. I can look up what stage they are in but for now as far as I know at least proposed:

- One Grove | residential | 12 floors |

- 144 First St | residential | 12 floors

- St Lucy's Redevelopment | residential | 23 floors

- 619 Marin Blvd | residential | 24 floors

- 286 Coles St | 21 floors

- 305 Coles St | residential | 12 floors x 2

- 2 Hoboken Ave | residential | 13 floors

- 2973 JFK Blvd | 20 floors

- 407-413 Summit Ave | residential | 19 floors

- 417 Communipaw Avenue | 20 floors

- 711 Montgomery St | 16 floors

- 1075 West Side Ave | 13 floors x 2

- 100 Colden Street | 12 floors

- 175 Second Street | 13 floors | Topped Out

- 448-466 Grand St | 13 floors probably stalled or dead in the form shown here, but with the Bates Street Redevelopment basically dead, who knows

- 20 Carbon Place | 12 floors x 2 - not sure where I got the info on this one

Those are all the 12+ story buildings I could think of, aside from ones that are part of larger future developments (Liberty Harbor North, Hudson Exchange, Newport, etc).

I know there isn't too much on 20 Carbon Place, but it's near where I live...does 12 x 2 mean that for sure it will be two midrise towers? How many residential units? It's just outside the NJCU public/private development between West Side Avenue and Route 440... isn't there still a sheet metal business on or around part of the site?

Thank you, C and Oron for your comprehensive updates and always to look forward to developments getting green lighted and constructed! Love the high rises but really liking how many mid rises are being added to the mix!

See for yourself.

I feel like I can look up renderings for most other recent developments except for this one on the city's site.

Spoke too soon.

What I can tell is the buildings have been reduced by 5 floors from the version submitted to the city.
