Well given that it is owned by Mack-Cali, they have their hands full with other projects that are currently higher priority (25 Columbus, Harborside, plus Urbys and 107 Morgan). I think it'll be some time before this is developed.

Harborside VIII scheduled to begin Oct. 1 of this year. The virus probably delay that start date. 724ft is also given to this building for the "highest point"

They are just splitting it into two phases. The development rights for the third tower are worth tens of millions of dollars. They are not going to just throw them away those valuable development rights for no reason.

That's a sizable development on Block 6003:

Looks like a 2-3 tower or 2 tower development, but one that is very thick. Just looking at the parcel, this might resemble something like 85 Jay in NYC, which sits on a huge footprint, although Block 6003 1 and 2 might be smaller in nature, thus taller to make up for the units and extra functionalities.

"skybridge connection" .... Interesting...

This could be a very interesting one! So little news lately since the COVID-19 shutdowns(though many current developments like those associated with NJCU are continuing). Hope we can hear more soon!

Nice!

BTW, all the renderings, architectural plans and other details is online at the website I posted. I'm just too lazy to upload the images myself.

The planning process should have been online ages ago. It was biased against people who had jobs outside 9-5pm, which typically tend to be lower income or minority residents. The internet public meetings is helping level the playing field for those that want to contribute, but could not make the meetings in the past. It's a shame it took COVID-19 to make it happen.

Revamped 305 Coles Street Proposal Heads to Jersey City’s Planning Board

Back in 2016, Hoboken Brownstone Company won approvals for a major 1,181-unit development spanning three parcels at 305 Coles Street. The project has been split in two pieces since then and last month, we profiled a portion that’s now known as 286 Coles Street.

That share of the venture is currently owned by New York-based Albanese Development, who have proposed construction of a 670-unit mixed-use building on a parcel just south of the Cast Iron Lofts. But Hoboken Brownstone Company, under subsidiary Coles Jersey Development Co. LLC, still own the vacant 305 Coles Street land and reworked plans for the 3.7 acre parcel are set to be heard by Jersey City’s planning board during their next digital meeting.

Designed by Lambertville-based Minno Wasko, the newest 305 Coles Street proposal consists of two buildings that would both rise 12 stories and include a total of 511 residential units. The southernmost structure would be U-shaped and include 308 units, which would be complemented by a 203-unit building connected via a skybridge.

It's about 138 dwelling units per acre. Not bad considering half the site is for a new park and street. This area of town was always kind of puzzling to me. Literally, I had no idea how to get there if I was walking or taking transit. It just seems so hostile with the access roads to the Holland Tunnel being right there.

Jersey City lost population last year if the Census' annual estimates are to be believed. I was one of them due to a job.

Population estimate as of July 1, 2019 is 262,075

Newark gained population while Jersey City lost people. Don't tell Mayor Fulop! lol

Renderings Revealed For 20-Story High-Rise At 26 Cottage Street, In Journal Square

Renderings have been revealed for an upcoming mixed-use high-rise at 26 Cottage Street in Journal Square, Jersey City. Located mid-block between Summit Avenue and John F. Kennedy Boulevard, the new development will rise 223 feet high in a low-scale residential neighborhood within walking distance of the PATH train. The 20-story 26 Cottage Street is one of three towers in the works by the Namdar Group, a Long Island-based developer. The other two are 35 Cottage Street, located just across the street, and 26-28 Van Reipen Avenue, which is one block to the south. C3D Architecture is responsible for the design.

26 Cottage Street will comprise 166 residential apartments, which will mainly consist of studios but will also include four three-bedroom units. Residential amenities include high-speed Wi-Fi and in-home concierge services. There will also be 11,677 square feet of office space and 1,021 square feet of ground-floor retail.

The renderings depict a narrow glass box tower with floor-to-ceiling windows. In a modern take on International Style architecture, a dark metal grid wraps around the east and west exteriors, extending past the glass façade. It is unclear if residents will have access to the rooftop as previously described in early permit filings. The ground-floor retail and office space above appears to have high ceiling spans.

A 20-foot-wide outdoor pedestrian plaza will connect all three buildings and help to soften the contrast between the future structure and the significantly smaller two- and three-story homes that surround it. Called the Homestead Walkway, the thoroughfare will extend north to south and provide a mix of retail, eateries, and bars to both residents and locals.
