Restaurants that are clinging to life from delivery and a fraction of capacity with outdoor tables, could now close their brick and mortars, cut overhead and labor costs and focus entirely on delivery without sacrificing quality of food.
Shared kitchens was the hot startup trend before this year (see former Uber CEO Travis Kalanick), but I don't think they will survive the pandemic. They were mostly useful for meal prep subscription services, but that market has been heavily wounded by the pandemic. Shared kitchens aren't really a scalable business, IMO.

If restaurants die out like retail and we all shop online and work online what purpose do cities serve besides a niche luxury good?

What will the people who worked in service jobs in cities be left with and what in the absence of the city will act as the foundation of the local government that funds schools, police, etc?

The future is going to be a exurban hell of gated communities with private security and trailer park slums for the servant class, hooray!!

Out in the Bay Area there were quite a few that were converted to indoor recreation type places, although I'm sure they would be taking a hit with COVID as well right now.

There can be only so many indoor trampoline or rock climbing gyms. The only way forward is to rezone many of the large shopping centers. Some malls/large scale retail were already transitioning into mixed use centers and some malls in the near future will transition into ecommerce and data centers.

I sold SPG puts which is a bullish tactic. If the stock goes up, you keep the cash. If it goes down, you buy it at a very low ball price. So far it's up.

Some are also becoming plain old-fashioned offices and even college campuses.

I think that calling it an "apocalypse" was a bad idea. The process is overrated, imho.
