Why does there not seem to be any record of a variance hearing on the City website for this property? I went looking for renders and couldn't find any. There was one rezoning thing (changing to RMF) but I can't find the actual committee hearing for the building's variances.

Is this thing actually being built as-of-right with no variances needed? Or am I just not searching for the right thing here?

There were posters up a year or more back for a variance. I don’t have any other info though.

The City's got a new-ish Public Notices page that's fairly hidden. They aren't in DMIS anymore because of the changes to the variance approval process.

Sad to have lost a beautiful brick building and replaced it with hardie, stucco, and corrugated metal

Good to have some new housing where it had been vacant for so long

Yeah it seemed like a previous developer attempted to do a loft conversion at one point a d obviously bit off way more than they could chew.

More machines on site and a job trailer has appeared. A sign that at least it’s likely some real activity will hopefully start soon.

Also wondering what the purpose of digging around the piles is; is that for access to trim flush to the ground and pour concrete around them as a topoff to mount columns to?

Intentional in order to demolish the remaining old foundation? The old bread factory foundation was tight into the sidewalk looked like with a drainage grate.

I think if this was intentional, they would have run their fence on the outside of it.

I mean yeah sure, unless they were doing some initial jackhammering or something and it all just let go. Seems like quite a collapse to have just happened naturally. I’ll drive by in a but and see what’s up.

Stopped by and chatted with the GCs, apparently under that sidewalk is where water service ties into the property and a cap broke loose and flooded the shit out of that spot, washed er right out.

Just cruised by, like 5 different earthworks machines going full steam working away, site is seeing gradual earthworks progress daily now.

They’ve started trimming piles and installing rebar ahead of pouring tops on them.

Went by for a look today, the pile work is progressing steadily and appears to be around half finished. Didn’t wanna snap a shot with the workers so visibly in it without their consent or weird em out. But it’s moving along!

Visually not much has changed enough to warrant a pic, but noticeable ongoing weekly progress is definitely happening and they were working all day yesterday (Saturday) so I guess the push is on to finish the footings before it gets cold for real.
