Could be, but paint tends to show dirt as well (water dribbles carrying dirt, etc.) because it's a uniform colour. Concrete is mottled in appearance and hides dirt better.

This is plan D2, Tower 1. Strata fee is around $720. Supposed to complete on July 2024 but I don’t know whether it will delay or not.

Noticeably $720 for a 940sqft unit seems quite pricey to me, that's over $0.75/sqft strata fees. Perhaps that's the new normal now though. I've heard Olympic Village strata fees can be over $1/sqft.

The residential could/should also be paying a portion of the overall common area expenses that include the maintenance of the pedestrian walkways, etc.
Complex fee sharing arrangements seem to end up in lawsuits.

That gym is massive. But centralized amenities shared among hundreds of units is still the most economical way to go.
