The Austin Music Hall is to be demolished to make way for a 28-story office building.

Officials with Cielo Property Group, an Austin real estate company, confirmed in an exclusive interview with the Austin Business Journal that it is teaming up with Tier REIT of Dallas to build another downtown office tower.

Demolition of the 43,000-square-foot entertainment venue at 208 Nueces St. will begin in January. Construction of the 349,000-square-foot building is scheduled to start in early 2016 and deliver at the end of 2017.

The predominantly glass tower will include ground-floor retail, outdoor terraces overlooking Shoal Creek and three floors of creative office space that feature 28-foot ceilings and loft-like spaces. Traditional offices will cover 10 floors. The rest of the structure will include parking along with a 300-stall bike storage facility.

This could end up being fairly tall, too. With three floors totaling 28 feet high each, it's likely this one will be close to 400 feet. It's also going to be taking advantage of the bike infrastructure in the neighborhood, and they're planning 300 bike stalls to help encourage tenants to ride to work.

If you're talking about the vanilla colored building in the middle of the rendering, that's because it is. At least partially residential. That one is apartments and hotel. I posted that rendering because it shows a placeholder for the new office tower on the left. It's the squat blue rectangular building. The actual building will likely be quite different and taller. The west side of the lot is hindered by a 60 foot height restriction as it fronts Shoal Creek, so the tower will have to be setback from the creek a bit.

They posted the site plan to the city's FTP site today. The building elevations start on page 21. The building is 387 feet 4 inches to the mechanical screen with 29 floors. That makes it 6 feet taller than what Austin Proper will be. This also shows one of the renderings of the building.

Plans have been finalized for a 29-story office building that will replace the concert venue at 208 Nueces St. in downtown Austin, with demolition crews set to begin work in either late February or early March, according to Cielo Property Group and Tier REIT, the companies redeveloping the site.

The new 345,000-square-foot tower, to be known as Third+Shoal, is set to be complete by late 2017. It will have a number of unusual features, including some floors with lofts aimed at tenants looking for unconventional office spaces and a valet overseeing storage of as many as 200 bicycles.

This area is going to be so dense in a few years. I wish there were more variety in height and shapes though. What is the plan for the third parcel on this stretch?

This is the redevelopment of the old Green Water treatment Plant site. It's about 4 1/2 acres. So far there has been one mixed use tower completed with apartments and office space (Northshore). Right now they're building 500 West 2nd. This is an office tower. Then there's Third + Shoal, and next to it, will be Austin Proper. It'll be hotel and condos. A project for the last parcel hasn't been announced yet, but as Northshore to the east was a 39-story tower, it's a good bet that tower will be about the same. So in all there will be 5 towers. And yes, between the 4 towers so far that have been announced, there's only 37 feet difference in height between them.
