Ski Resort Coming to..Grand Prairie?

Indoor Ski Resort and Hard Rock Hotel

The hotel will contain 300 rooms, 28,000 square feet of open meeting space, 20,000 square feet of divisible meeting space, at least two restaurants, an exercise facility, luxury spa facilities, resort style rooftop pool complex, and structured parking. The developer will build a second hotel of comparable quality or expand the existing hotel by 300 rooms within two years of initial opening of first hotel.

The indoor ski resort will be a year-round, world-class fourth generation indoor facility with restaurants and specialty retail, and will be integrated with the Hard Rock hotel. The snow dome will offer indoor ski slope measuring nearly 300 feet tall and 1200 feet long, an indoor ice climbing wall, luge track and winter wonderland play area.

The city’s investment includes the land, three-year Tax Increment Financing (TIF) funds for infrastructure, 100% real estate tax abatement for seven years, and a 75% rebate of hotel motel tax for ten years after opening.

The developer anticipates ground breaking in first quarter 2015, contingent upon full financing. The project will take 34 months to construct and is scheduled to open in early 2018. The resort will create over 1,900 jobs upon full operation. The total multi-phase project is estimated to be $400 million at completion

Hopefully they have figured this out. Don't know if this is the same team, but we have seen 3 plus proposals over the past 10 years that haven't moved forward. If this moves forward this would be a good addition for Grand Prairie and its entertainment district.

They might get lucky this time. If Grand Texas can get out of the ground in Houston, then this might be possible. And Hard Rock is usually not a cut-and-run outfit.

I hope so. The indoor ski park has been proposed many times including Houston when the numbers didn't work in DFW. To date no one has been able to figure out how to financially build an indoor ski park in Texas. Notice the developer at the end of the article mentioned its contingent on being fully financed and they are looking for a big amount of tax incentives. Don't get me wrong, I hope it goes forward and would be an added amenity for the metroplex.

The ski park however is not on the same scale / type as Grand Texas in Houston. Grand Texas is basically replacing Astroworld (proven market) that closed a while ago, but on steroids with Hotels / RV Park / sports etc. All components that complement each other and are proven to work in Texas.

There's quite a few indoor ski slopes in Europe and Asia. I think this has a good shot at succeding compared to past proposals like bearfire.

New Office Building in Frisco Square

Owners of key North Dallas corner plan new apartments, Jesuit sports fields

Trademark snaps up Trinity River land in Fort Worth for Whole Foods-anchored development

Marketplace at Craig Ranch

Old candy factory near downtown Dallas sold for loft apartment project

The 111-year-old Hughes Brothers Candy Factory building on Ervay Street south of Interstate 30 was purchased by Flint Hills Holdings Group.

Flint Hills Holdings purchased the 5-story vacant commercial building from Arlington-based real estate firm SkyWalker Property Partners, which owned the property for about a year.

Skywalker Property had planned to spend several million dollars converting the former manufacturing building into residential units.

In downtown Fort Worth the Trust/Cassidy building is completed. First floor retail, 2-4 are offices and the 5th floor is residential. There is now only one remaining empty lot left for Sundance to develop in the core area.

New Cityplace tower will contain apartments, hotel and retail space

Cityplace Co. and Forest City Enterprises have filed plans with the City of Dallas for a 24-story tower on Blackburn Street that would contain a combination of apartments, hotel rooms and retail space.

The 612,000-square-foot building would contain 399 residential units, 146 hotel rooms and 70,000 square feet of retail space on a 2.6-acre block at Blackburn and Oak Grove Avenue.

Looks like JLB is taking a crack at this corner now.

Another East Dallas apartment project in the works

North Dallas shopping center to be redeveloped by new owner

Possible another mixed-use development on the way.

The 236,050 square foot retail and office center is across the street from Dart’s Walnut Hill/Presbyterian Hospital rail station.

Cypress Equities said it will detail plans for the property “in the coming months.”

“The property will be repositioned to meet the growing demand for retail and restaurant experiences that provide a community sense of place,” Cypress said.
