SA - Koontz McCombs Building Large Medical and Housing Development in New Braunfels

S.A. developer begins work on New Braunfels health care community

San Antonio developer Koontz McCombs is transforming the former Sundance Golf Course in New Braunfels into a master-planned, mixed-use development that will include health care facilities and residential communities.

Three players -- McKenna Health System, Trisun Healthcare and oncologist Dr. David Jones -- have already purchased tracts in the Sundance Park development.

According to project officials, McKenna is building the McKenna Village on its 10-acre plot. That development is set to include independent-living cottages and apartments, along with a 50-unit assisted-living facility.

Trisun is planning to build a skilled-nursing facility on its six-acre tract. That facility will provide individualized medical rehabilitation through specialized nursing care.

Dr. Jones is establishing an oncology clinic to provide advanced cancer treatment to local residents. He currently operates similar facilities in Kerrville and San Marcos.

As part of its effort to redevelop the land, Koontz McCombs is working to preserve a number of lakes on the 84-acre property, while addressing area storm-water runoff issues.

"We chose to be good neighbors and help solve a local problem in addition to preserving the integrity of the property," says Koontz McCombs President and CEO Bart Koontz. "By reconfiguring the lakes and through proper drainage, we will create a park-like atmosphere that will also be a nice amenity for the Sundance Park community."

Koontz McCombs purchased the land in 2005. The developer is currently grading the property to divert the runoff water toward the lakes. Installation of dry and wet utilities will begin by the end of June.

"New Braunfels has a need for a multi-use medical community, and with the help of McKenna, Trisun and Dr. Jones, we're creating a viable place for people to mix health care and housing," Koontz says. "Sundance Park will be a great addition to the city, and we are all anxious to have the development completed and ready for occupancy."

Koontz McCombs is currently in the design phase for construction of a multi-family project, adjacent to the lakes, which will consist of eight to 12 stand-alone buildings comprising 260 units. Construction on this part of the project is expected to begin later this year.
