The release said the offices are staying but branch is moving.

Does anyone know if the offices that replaced Ivory are Wawanesa or ACU?

With Wawa out in a few years, I really hope the plan is to have ACU take over the Wawa offices that are in the building, and reopen the street-facing units for retail/hospitality.

I was at the Hargrave Street Market later in the evening this past Saturday. It was pretty lively, and I don't think there was even a major event at BellMTS Place to help fill the place.

Those are very low numbers for a Saturday. They used to get an average of closer to 8,000, though that was before the Jets returned.

I just wish that TDS was 10 stories higher to make a bigger impact on the skyline ! It is a very nice development and with 5 towers will eventually make a big impact in the SHED area of downtown .

^ TNS covers a lot of ground but it really doesn't make much of a skyline impact. I guess that could have happened had the developer kept the project on the block east of Carlton and just stacked the buildings on top of each other as we've seen with Ice District in Edmonton... that would have packed more skyline punch. Although I'm guessing the construction cost would have far exceeded the cost savings on needing less land?

Not sure why building taller would be more expensive then building a bunch of midrises. One foundation, one crane, and just a lot of replicating floors that don't take long to construct. Foundations and other under street level works have to be the biggest single expense of midrise projects.

Much less leasable space and awkward floor plans as you have to add more elevator banks, especially in a building with small floor plates to begin with.

^^ Not just more elevators but all the utility risers need to get bigger. You also need more/larger support columns, no?

I don’t know about Winnipeg, but in the taller buildings in Toronto there are usually one or two floors in the middle that are mechanical ... it’s not cheap to run utilities vertically. Another reason for multiple buildings is likely that it’s easier to cancel a second small tower than it is to reduce a 40 floor building to 20 if leasing isn’t going well or if general market conditions change.

Interesting/funny note. Scotiabank replaced their signs in the plaza over the holidays, as they changed their logo a couple weeks after these signs went up (poor planning/comms). Will be interesting to see if they update the ones at the top of the tower too, haha.

So with TNS coming along, what are the chances that Manitoba Hydro upgrades the weak-sauce tenants it has in its podium across the street, particularly in the SE corner? Rudy's is getting kind of tired and the hydro office space right on the corner needs to go stat. With all of the people in the area now you'd think they could find a paying tenant for that space.
