U of M student digs take shape
'The Arc' should be open for 2020 school year
Solomon IsraelBy: Solomon Israel Posted: 11/4/2019 3:00 AM

The tower that’s steadily rising on the southwest corner of Bison Drive and Pembina Highway could be home to University of Manitoba students as early as the 2020 school year.

The 16-storey, mixed-use building will be called "The Arc," and will house 368 student-oriented, furnished rental units with 570 beds. The ground floor will include commercial units, said Winnipeg-born Henry Morton, owner of Toronto-based developer Campus Suites. Bay Street investment firm Forum Equity Partners is co-owner of the Winnipeg project.

"Our goal is to be finished for this coming summer," said Morton, who expects the building’s concrete structure to be complete by year’s end.

Campus Suites develops student apartment buildings near universities across Canada, with completed projects in Toronto, Ottawa and Montreal. Morton said the complexes tend to appeal to students in their second year of university or beyond, after they move out of on-campus housing.

"Given our proximity to campus, we expect we’ll have a fair foreign student component," he said. "They tend to appreciate what we’ve done around the country, because we have access-control systems, we’re (within walking distance) to campus."

Campus Suites projects also incorporate a community lifestyle component, Morton said, like group TV nights or holiday celebrations. One-, two- and four-bedroom units will be available in the Winnipeg building, with rents averaging more than $1,000 per bed for a 12-month lease. Units will come with free internet, TVs and furnishings including beds, desks and dressers.

"As you grow in number of tenants, your kitchens grow, your bathrooms grow and your communal space within your unit grows," Morton said....

Wow, that was fast. Just seems like a couple of months ago this was proposed.

Thanks for the update. It's nice to see some projects in this city flying up at a quick pace.

This building is quite imposing and already feels like a landmark for that area.

There is now a leasing centre for this project in the old subaru dealership and a large banner saying occupancy in August 2020. This is moving so quickly.

It's a reinforced concrete building.

The fire looks like it was contained to the top one or two levels.

It will be mostly fine.

Very shocking and sad to see. I hope it will just be a temporary delay in construction, though i imagine they will have to see if the fire impacted any structural integrity.

It was not contained to just the top floors at one point the entire structure was burning.

It will make another national headline for how thugs are burning things down here.I recall when the condo near Ikea was burned down by arsonists and one on Maryland while back and had to be rebuilt.

The top floor had just been poured yesterday where it looks to have started... could it not have been faulty hoarding and heaters?

Look at the live cam – there was clearly huge flames on floors 3~7, a huge part of the wall is burnt out.

It certainly doesn't look like the entire structure was burning. From the photos of the fire and the aftermath, it looks like it was the top floor or two, plus a second fire on the roof of the 2nd floor presumably started by falling debris (which spread to the exterior wall of the floors immediately above).

I was watching the fire live most of the pictures were from right at the start; as at its worst you could see multiple floors on fire probably from falling debris... but you’re right looks like the top two floors took the worst of it.
