The transformation of the Broadway Street corridor is expected to get a major infusion of new capital investment, including a landmark development that backers believe will better connect San Antonio’s midtown and downtown.

That marquee project, 1603 Broadway, is a planned multistory, mixed-use structure earmarked for a site next to Newell Avenue. GrayStreet Partners is developing the project, said Larry Mendez, executive managing director for Transwestern, which will market the space.

Details of the project are somewhat limited as it’s still in the early stages of development. It’s not clear, for example, what the building's price tag will be. Mendez did say the building would span nearly 150,000 square feet.

“It’s going to continue the momentum we’ve seen around Pearl,” he said. “This is all part of the wave. It’s the next step.”

The mixed-use project will complement other dynamic changes occurring in the area, bringing more workers, consumers and potential residents to Broadway Street. It could also benefit several midtown stakeholders — including The Witte Museum, The DoSeum and San Antonio Zoo — that are working to create a cultural corridor along the key north-south street.

Mendez said the plan is for GrayStreet Partners to break ground on the 1603 Broadway project this spring with completion targeted for 2020.

Meanwhile, nearby, work has begun on redeveloping a pair of buildings further south on Broadway that once housed the San Antonio Light newspaper. GrayStreet Partners, which is overseeing the project, has enlisted Transwestern to market that space also.

Once the Light project is completed, Broadway will get an additional 100,000 square feet of new commercial space. Ford, Powell & Carson, a locally based architectural design firm, will help anchor the larger of the two buildings, Mendez said.

“They will be the first tenant in,” he said. “They will occupy the first floor.”

All of this is happening as the city and state prepare to collectively allocate tens of millions of dollars in public funds to improve infrastructure along Broadway.

Asked what the two GrayStreet Partners projects will do for Broadway, Mendez said, “This will be an incredible energizer. This will all link the central business district with the Pearl area.”

Yes, yes, yes! So this will be on the south side of Pearl Parkway, with the other new office tower on the north side of it.

In reference to the first 2 photos, what about the building across from 1603 Broadway? Is the used car place being torn down or did they take artistic liberties with the renderings?

Right now i'm sure it's the latter. The C&R motors is still there.

Looks like Earl Abel's is going to have to move... again...

But yes! I couldn't find the other renderings or was designing it. Thanks, micahinsa! Between this and the 10 story office building, this is going to be a very busy intersection. The article said this is the next step. So that means they are going to start moving east towards the new property they bought. Ahhh!

For example, on the west side of the Pearl, literally once you cross the river on Grayson heading west, it goes downhill really quickly. Would be nice if they could branch out in that direction as well.

Development happens where property is available to develop, preferably in large chunks. That being said, the several acres of Flasher Equipment property, in the exact area you refer to, was sold last year to a residential developer. So you can look forward to that.

And no, the Earl Abel's building is going bye bye

I was wondering the same thing. Looking at the rendering it seems like they might be doing that - it appears they might be saving the facade of the earl abel's building and incorporating it into the new building, you can see a one story section of red brick with blue-green glass on the northeast corner of the building. It'll be great if they do so, the facade has some beautiful ornamentation and historic charm that would be a shame to entirely demolish.

Edit: on closer inspection it looks like they are preserving the entire building and adding a second story to it.

I drive by the new location every day on my way to the Pearl and it never looks crowded. Also, the parking is awful in that small retail strip.

Every table was full when I went a couple of Sundays ago. I think people just park in the big lot under 281 (or, you know, walk from the adjacent apartment buildings).

I was at the general meeting of the Tobin Hill Community Association last week, and the association's zoning representative presented this project to the attendees. He also had renderings, which were very different from these. I believe there was a parking garage on the west side of the building, on top of which the developers said they were building a boutique hotel that would be a total of 18 floors. The meeting attendees seemed fairly happy with the project, including its tall height. I wonder if these were earlier or later renderings?

as I mentioned earlier in this thread, if you look closely at the renderings it appears they preserve the entire building and add a second story.

Graystreet doesn't own the building Earl Abel's leased, and there is also that small law firm building (Reynaldo Diaz Law) in between Earl Abel's site and Graystreet's property. Both of those existing buildings are probably historic, too, so I would guess these renderings are mainly for show?
