I don't think so, since Wal-Mart is waiting for the impending sale of the Tops chain (very close, if you read the papers and talk to enough people)/closing of the current Tops store on Meadow St (very possible, based on the drop in sales and the impending sense of doom from the employees I still know there) to submit their plans for expansion of the Wal-Mart store to a SuperCenter (based on the piece of land that sits empty, plus the rumors and innuendo that Wal-Mart associates and others are spreading). In other words, I would be willing to lay money that by the end of 2010, Ithaca will have a Wal-Mart Supercenter.

Yeah, and the "conscious consumers" of Ithaca will be complaining along the way. I had to go through the North Side of Ithaca yesterday to get to the DMV, and I was shocked to see houses under construction in already established neighbourhoods. I don't even think they were tied to the IHA.

I'm only giving it 4 years because of the location, since the center is approved for X amount of square footage and the developer and the city have taken an expansion into account for phase 2 of the center. Otherwise, I'd say 2015 at the earliest.

As far as the other part of your comment, Vis, that can only be considered a good thing, since the last thing needed is more sprawl out toward Lansing, Brooktondale, or Dryden.

The approved School of Business for IC (Robert A. M. Stern Architects) 4 floors

From the site: The proposed Business School Building is central to a campus plan that remedies the shortcomings of an inward-looking 1960s campus, taming the automobile by placing parking underground and creating new pedestrian quadrangles and walkways. The entrance to the new Business School Building will face a future companion building to frame a new campus entry court. A new landscaped corridor – the "green carpet" – greets visitors at the new entry court with a clear path to the College's main academic quadrangle and preserves the campus's hilltop views north to Lake Cayuga. Elements of the green carpet represent the sustainable technology under its surface: a hedge maze above the cooling labyrinth, a reflecting pool above stormwater storage tanks.

^^ Stern's not a bad choice, that area really could use some working on, as best as I can recall, it was just lots between there and Bailey.

Weird, now live in Portland, OR and I hear ads on the local radio promoting a "Cornell MBA" somehow done through a place locally.

Okay, after reviewing this month's planning board meeting, an area described as "Limestone Tower, 102 Prospect Street" is slated for conversion into apartments. does anyone know much about this place? I looked it up on googleEarth and it gave the worn-out (6-storey?) tower across the creek from the Cayuga Green II construction site.

It's got to be it, since I've looked at 4 links and they all have that building. It makes sense, though, since as an office building it was desolate.

Yeah, that's it. Jason Fane owns it (and the whole site it's located on). His original plan was to turn it into condos. Not sure what happened to that plan if he's rehabbing it into apartmants now. I bet there's a pretty nice view from the upper floors though.

I didn't realise the Boatyard was so young. But, if they need a parking garage, I really don't see it as too destuctive on the area. Most lots are contaminated wasteland anyway, so a parking garage would be better than that. I love the natural and manmade beauty of Ithaca, but if I want to see rundown buildings and sketchy grounds, I'll go back up to Syracuse.

Yeah, a garage isn't going to detract from the industrial past of the island. And don't feel such animosity toward Mr. Fane, every town needs a slum lord.

What a pisser. The city is trying to reinvent downtown as an entertainment center to draw more people. What would have been one of the largest venues has been denied a liquor license by a group of guys in New York City because the owner didn't have enough experience running a business like that. So Ithaca is going to suffer because guys feel there could be problems, yet they're in a city with a ton of illegal after hour clubs.

Besides, there's a market for $750 a month studios that are rundown s**tholes in Ithaca, at least amongst Cornell students that think that Ithaca rents are cheap (Not you, Visiteur, just the ones from NYC whose sense of financial reality is skewed by living in Manhattan). I do think a garage with ground floor retail would be good there. As far as the former Mason's lodge, as beautiful of a building that it is, the fact is that this is the third or fourth club to go under for various reasons at this location in the last 10 years. There has to be another use for the building, especially in a place with the creative types that live in Ithaca.
