I just walked by these today to take care of something, and they're coming together great. I'd love see another couple right here: https://www.google.com/maps/place/16...!4d-75.1658125 In the first row of houses, providing them with the same great views. The current Phase II won't have quite as good views because of the Phase I houses in front of them. The remainder of that parking lot and that building on it are destined to be redeveloped into a tower at some point.

Update on this:

Cathedral Master Plan (1701 Race Street), Exeter Property Group and Carl Primavera Esq. attorney. This proposal has been discussed for the past five years, with Exeter’s involvement beginning in 2017. The goal is to make better use of the whole property; to include the renovation of the existing building at 222 N. 17th Street. Exeter proposes to enter into a long term ground lease with the Archdiocese and to build in two phases. The project will be a sustainable LEED development. They are asking for an ordinance to change the existing designation from RM4, to CMX4. This zoning change is the first step for Exeter to obtain project fund disbursement. Three proposed design options (A, B & C) were shown. The project will develop in phases, the first phase, a tower along Race Street (including the repairs to 222 N. 17th and the creation of a public use park around the existing Cathedral) and the second phase, a larger tower (up to 45 stories) along Vine Street. An NDA with LSNA is in works. Their preliminary design concept (a vision to give a
sense of the projects size and form), general renderings and photos of Phase 1, the below grade parking plan, phase 2, and the dedicated public plaza were shown. Exeter is committed to entering into an NDA with LSNA (to include filing a deed restriction for the public park space) and the Archdiocese will enter into a long term commitment with Exeter. A range of questions were asked to the presenters, in particular, concerns about the alignment

^ Suprised/disappointed that the "Twos" will be preserved. It's a hunk of junk. I thought the idea was demolition and reworking of the entire block, except for the Cathedral and Rectory.

Hell yeah! Read below:

Quote:
Cathedral Place
A large project will be happening on the Archdiocese's-owned lot that surrounds the Basilica of Saints Peter and Paul proposed for development in multiple phases. The request for LSNA to consider is a City Council-sponsored ordinance that will approve an adjustment from the existing RM4 designation to CMX-4, a change that will allow considerably more height and massing but will also accommodate a mix-use development versus only residential. With a zoning change to CMX-4 the building height will be restricted by Parkway overlays to 200’ on 18th St. (adjacent to the front of the basilica) and 245’ on Race St. (adjacent to the rear of the basilica), however the Northeast quadrant of the site, being outside of any overlay restrictions, could rise to the height limits defined by CMX-4 zoning. The developer proposes a 600’ tall structure in this location by taking advantage of bonuses such as underground parking. It is the PDC’s preference that any change in zoning be addressed through a zoning variance for each phase of construction when designs are developed for review rather than a city council ordinance allowing for a full parcel change in zoning without any developed design. If the LSNA Board is in favor of the full parcel zoning change request, the PDC recommends a height restriction of 100-125 feet (aligning with the height of the Basilica nave/ west-façade and all other building heights around Logan Square) to the point east beyond the basilica dome.

Why not post every second? Surely that will get the developer’s attention.

I hate being "that guy" but there's been too much joking and satire on this board recently. Those things have their place, but I come here for news about what's happening development wise in the city. Maybe we should stay focused on that? Just a thought.

I love you guys. That’s part of the reason I still read this board. I’m sure plenty others too!
Happy Thanksgiving friends!

It seems like you may have broken him. Now all he does is post in satire.

The real question is "what plan", is there any active public plan? I would put this into the it sounds great but I doubt it will happen any time soon basket.

I hope I'm wrong.
