In other news, drove by that lot on south pembina, the one that's getting the 13 and 18 floor buildings and theres now a piling rig on site. 3021 is the address I think?

I drove by that residential project on Osborne on the former Fort Rouge Glass site next to Chaeban earlier today (couldn't find a standalone thread for it). I noticed that the first level walls are now up.

433 Main conversion to residential

Partial office conversion. Floors 13, 14 and 15 occupancy in Fall 2020. Floors 5 to 12 occupancy in Winter 2022.

^ Very cool. I'm a little surprised though, it seems like the kind of office space that would still be in demand given the Exchange District location and proximity to Portage and Main. That said, adding more residential to that spot would still be pretty good.

Interesting design...it's a bold step away from the very 1977 vibes that it currently gives off.

Also, I wonder where the Passport Office will go? Or would the residents want to deal with the constant in and out that it generates?

I agree. Very modern but it doesn't look out of place in the area. IMO a big improvement!

Looks fantastic, love that patio deck hanging off the top. Was wondering how much they would do to the outside. I'm curious to see what happens to the podium. There's actually normal door out to the roof of it from the second floor (I see the custodian change the flag occasionally) that would make an amazing rooftop patio.

It's not moving, they're on the 4th floor.

The 4th floor will apparently remain office space but will is necessarily be the passport office? The tremendous flow in and out of the building that the passport office generates might not be that compatible with residential.

I mean, it's always possible to relocate the office to under-utilized downtown Winnipeg office space, and throw a nice disco in there instead, to preserve those 1977 vibes for another few decades...

Have you actually checked the vacancy rates of various Canadian office markets and compared them with each other?

On Burnell St between St Matthews and Portage they are craning and drilling concrete piles in for what looks like an apartment building. Does anyone have info?

Actually after looking at the Map link, this building is around the corner on actual Burnell facing west. Another different project? This photo I took is while parked on the west lane of Burnell facing east.

Just checked Google Maps. Seems that a White House was knocked down to create room for this project. There’s been notable progress on gentrification of inner city neighborhoods in Winnipeg.

You are correct, my mistake, it's this project here:

361 Burnell Street

3 storey, 18 unit multi-family residential building with 20 motor
vehicle parking spaces.

they couldn't do a better rendering sans the dun-rite chicken truck at least lol. Looks great though regardless!

It's an Alston project so that'd make sense, that seems to be who they always use.

I like the little fins (?) on it, it'll play well off the vertical features of G3 building next door.

It'll be interesting to see who takes over naming rights of G3 building. Skip was going to be taking all the banners before they decided to move to TNS.
