I do like the large park with that development. It will be good to not let everything get paved over, especially with those larger parking lots in some parts of that. I also like that this will give current and future residents a sort of hub of their own so they don't have to drive too far for basic shopping and restaurant options.

Here is the only Concho Commons file I found on San Marcos' website. It has some renderings and info, but no elevations. It's from December of 2014. 2014 is as far back as they seem to go on their online documents.

There has been a huge uptick in local coverage by the Statesman and TV news about downtown high-rises and development in general. They used to focus mainly on projects that stirred up the NIMBYs.

That project looks really cool. Good growth for SE Austin and it's good to see the food desert is going away out there.

I think they should allocate more land for additional tennis courts. Not sure 32ish courts are enough for this tennis crazy town. Anything less than 100 is just short sightedness.

Edit: ok, I was being sarcastic until I just saw on the news that this is being purpose built to attract major tennis to Cedar Park. Looks like the stadium would be for the main matches while the other courts would be played on to decide who goes to the main event. If I even remotely liked tennis, I'd think this is a big deal. I just find this to be a rather odd pairing.

That Cedar Park development looks pretty cool, and I think they could certainly absorb it with all the growth in the area. I would say that another E-W thoroughfare is needed all the way to I-35 to form more of a grid as 1431 is pretty well maxed out. Those quarries are in the way of that happening, of course... What I would love to see is New Hope cutting right through that quarry immediately to the east of this development and Mayfield Ranch, and then connecting up with Westinghouse Road at I-35.


Re: the Del Valle development, that is great for the area. I'm sure the residents down there will appreciate having something a lot closer for shopping, entertainment, etc.

Rival the Domain? It is not even remotely close to the same scale. It pales in comparison to any one of the 5 phases.

Apples to apples. The first phase of this is <400k sq ft of commercial space (plus the tennis stuff).

That doesn't necessarily make this bad. In fact, it may be impressive given it's twice as far out of town.

But by the numbers, this will at full build out be smaller than the Domain was a decade in. "Rival" is an overstatement.

I would appreciate it too, as there have been no offers on my 25 acres of hay field just west of the COTA.

I'm really quite... annoyed that the National Tennis Association couldn't be bothered to locate in North Burnet area along transit. There's zero point in building another "mixed-use" area so far away from real transit options. Everybody who lives there and everybody who travels there is going to be car dependent, thereby completely invalidating the entire premise of building densely. There's more than enough space for their requirements around the Domain.

BREAKING NEWS: Perfect Game, a sports venue and mixed-use development, expected to add $200M yearly to Hutto’s economy

The site will include 24 turf baseball fields, 10 of which the city will develop for public use, according to an April 18 presentation to Hutto City Council. Multipurpose sports fields and other recreational opportunities are in the works as well.

After a national search for the organization’s headquarters, Perfect Game selected Hutto.

That's funny because that is probably the flattest part of our metro. You'd likely need a pair of binoculars to see any hills from over there. There is some seriously flat land up in Hutto along and north of 79. We bought a piece of furniture from someone in Hutto a few years ago, and the neighborhood was mostly farmland. The guy even remarked about how much wind they get there.

Interesting. I played NCAA baseball, and I remember going to showcases put on by Perfect Game in both Georgia and Florida, during my high school recruiting days.

Scroll up aways and you have US Tennis moving to Cedar Park ... and is also coincidentally the centerpiece of a similar sports themed development. For a not particularly sporty metroplex, we sure are starting to bring in some interesting sporty business.
