Related closes on Hudson Yards McDonald’s site for $152.3M

The developer is planning to tear down the fast-food restaurant, which is located at 427 Tenth Avenue on the corner of 34 Street in the heart of its Hudson Yards district, although no demolition permits have officially been filed yet. The properties in the assemblage for 50 Hudson Yards include 413 Tenth Avenue and 507 West 33rd Street, and the corner lot McDonald’s lot was the final parcel Related needed to build a mixed-use project that could reportedly span up to 3.3 million square feet.

The deal was first reported by Crain’s in October, but the purchase price wasn’t disclosed at the time.

The developer has spent about $200 million over the past seven years acquiring all other properties on the block bounded by 10th Avenue, the newly-created Hudson Boulevard, and West 33rd and West 34th streets. It acquired a five-story manufacturing building at 507-511 West 33rd Street for $30 million in August, as The Real Deal reported. -

The Coach building is a handsome building that's in great shape. It would have offered a much needed contrast to the eventual all glass.

People here don't appreciate these buildings now because we're all excited for the new towers but when the area is all built out, people will realize how important it is to have some fine older buildings mixed in.

Speaking for myself, I don't appreciate it because there's nothing there for me to appreciate. New York has a wealth of old buildings that we can appreciate. That Coach building is not among them. That's a good thing.

^ That parking lot does have some sort of historical significance though. It's the same McDonald's parking lot that Morgan Spurlock puked on in Super Size Me! haha

. . . Absolutely! . . Hudson Yards won't FEEL very "Gotham" . .
Most of it will exude all the charm of an "any-world-city" Hall of Mirrors . .
(slightly exaggerating) . .

while posting the worst vantage points of this building here . .
To be fair though . . you documented Coach's old formal facade . .
in your 12-30-13 post . . Nothing personal . . but how can you call it an "eyesore" . .

Nothing to appreciate. . ? . . The sides & back aren't much to look at . .
and it may not be as accomplished as the Bancroft building . .
that they're tearing down behind Marble Collegiate Church . .
but it would look like a jewel amongst acres of soulless glass . .
especially with its lot-line sides obscured with newer development . .
I know it's going . . but there is merit to 504 W.34th as it is . .
It has a stone base . . stone crown . . stone cornicework . .
and decorative masonry punctuates the front face overall . .

504 W.34th has well-crafted hefty gestures . .
richly carved into the stone entry-surround . .
a lavish arched broken-pediment - keystones - substantial ornamental brackets -
flamboyant cartouche with heavy tassels and rich cornucopias -
. . generous sculptural gestures manifest in symbols of culture and well-being . .
and get-a-load of that pair of elegant ornate victorian lanterns . . Juiciness ! . .

The middle of the building has a subtle balanced 5-bay fenestration . .
the center 3 bays of triple windows . . form under shallowly arched limestone lintels
with keystones . . that is under a 2 story band of limestone . . complete with pilasters.
I don't know the names of the other detailing. . (I'm just learning terminology) . .
But the energy is there . . amazingly . . lovingly executed for our benefit . .
There's a gnarly architectural tenderness that we need in this big bad cold city . .
Few blocks in town should be without it . .

I screed like a scold . . but gratefully enjoy your every picture - post and opinion . .
I get stuck up on this high horse and need to evangelize the diversity of excellence . .
People can look right at something dismissively . . and miss all the value . .
We ignore the succulent sumptuous smorgasbord . . because we're devouring . .
the super hefty bag of greasy potatochips . . mmmm . . Our loss . .
50 Hudson Yards may be new . . but it looks like '60s 3rd Avenue-Midtown shit.
. . If only they'd tear down some of those 40 story jobbers . .
and give us a few "thousand-plus-footers" over there too . .

There's talk about CNN possibly moving to NYC from Atlanta, and Hudson Yards is the place they are eyeing. May be a possible tenant for this tower.

Anything recent? I heard rumblings of this from several news sources, but that was a year or two ago. Such a move would make sense - I read that CNN has gradually been moving programming/operations to Manhattan in recent time.

I thought CNN was moving with the rest of the Time Warner group to 30 Hudson...

^ It was a beautiful ornate pre-war building until it got the all glass treatment. What a shame. Now, like you, I just want the current glass box to get knocked down and replaced with a taller tower.

As for CNN, they broadcast some programs out of Atlanta and some at the Columbus Circle TW headquarters. The overnight news segment comes out of LA.

Facebook may not move for several years, the sources said. The social media giant just rented an additional 80,000 square feet at Vornado's 770 Broadway, where it already has a 10-year lease for 355,000 square feet. Because the 1.6-million-square-foot building has other large tenants like J.Crew and AOL, brokers say Facebook wants a large block of space that would allow it to grow more freely in the future.

The company is said to be considering space in one of several office towers being developed or that could be built in the coming years in the Hudson Yards. It could also be a potential tenant at the World Trade Center, the sources said.

Vornado, New York's second-largest office landlord, could develop new space for the company in the vicinity of Penn Station among other locations. A developer could build an office tower from the ground up if Facebook agrees to rent 500,000 square feet.

Other large tech companies have executed rapid expansion plans in the city, including Google, which bought the nearly 3-million-square-foot building at 111 Eighth Avenue for its NYC headquarters.

This month, The Real Deal compiled a list of the 12 biggest tenants in the market. To do that, we combed through CoStar Group data to see which companies have leases expiring as far out as 2022 and then determined, through published reports and sources, whether those firms are on the hunt. Financial firms dominated the list, taking eight of the top 12 spots. They are reportedly looking for a combined 5.5 million square feet of space.

....New York City is currently in the midst of a commercial construction surge, with some 30 million square feet of space planned or under way (see commercial scorecard on page 104). Some say they are not as concerned about the market filling the new space coming on line as they are about finding tenants for the older space that’s being vacated. And landlords may come up short if they rely on tech companies to fill that older space. “In general, TAMI [technology, advertising, media and information] is growing, but my guys tell me not as quickly as finance is shrinking,” said Michael Cohen, president of the tri-state region for Colliers International.

Several brokers said some of the companies on TRD’s list — such as New York Life, which occupies a big chunk of space at 63 Madison Avenue — are unlikely to move. Nonetheless, their leases will still need to be renegotiated under new market conditions. Samsung, however, may be looking to buy space. That would follow in the footsteps of Coach, which recently bought a 740,000-square-foot office condo in Related Companies’ 10 Hudson Yards.

While rumors have been swirling that Facebook is looking for about 500,000 square feet, one broker familiar with the search said that is not the case.
(The company is not on TRD’s list.) The global law firm Milbank, Tweed, Hadley & McCloy is, however, on the lookout for about 350,000 square feet, and is reported to be eying Related’s 55 Hudson Yards, set to open in 2018.

I know I'm being a bit pedantic, but BlackRock is primarily an asset management firm with a small PE side. Blackstone, on the other hand, from which BlackRock was spun off, is a PE firm.
