Twelve storey building proposed for St. Joseph Boulevard in Orléans

Residents from Queenswood Heights have given a developer feedback that they’d rather see something closer to eight storeys, not 12 when the lot at Duford Drive and St. Joseph Boulevard is developed.

Emilie Anne Duval-Andrecheck, president of the Queenswood Heights Community Association, said members of Orléans Heights Developments met with the community association at the start of June, and were invited back to give a formal presentation to residents at the end of the month.

The development group wants to build a 12-storey building on the lot, with commercial tenants on the main floor, and condos or apartments on the rest of the floors.

In order to build 12 storeys, the developer would have to apply for a zoning change because buildings that high aren’t currently allowed on the site. But it’s only about 600 metres from a future light rail station, and the city’s plans call for more intensification close to LRT stations, which means the company can apply for the change.

The company hasn’t yet submitted the zoning change request to the city, and was meeting with the community to present a rough draft to get feedback, Duval-Andrecheck said.

“The general consensus was people understand, especially with the LRT coming, there’s a need for this type of structure,” she said. “(But) the important thing for everyone is they just don’t want it to be too big. They find it a bit much.”

She said people agreed that a smaller, eight-storey building would serve the area but be less overwhelming.

The developer wasn't required to hold a meeting to get feedback before submitting the proposal, and community members will be able to provide formal feedback to city planners once the application for the zoning change is submitted.

Duval-Andrecheck said about 40 people came to the June 29 meeting, and there were more than 100 comments on the association’s Facebook page.

Once the formal application is made, Duval-Andrecheck said information will be posted on the association’s website and Facebook page at https://www.facebook.com/groups/queenswoodheights/.

Not sure which piece of land they are talking about. The big Hill on the left or the small lot on the right.

They'd rather see something closer to 8 stories than 12 in this location...that is so effing arbitrary. If they had proposed 8 stories the same people would have said they'd rather see something closer to 4 stories. I GUARANTEE IT!!! .

I don't see how 12 stories effects anyone's life. This is going to be built down the hill surrounding a retail area. All the people in Queenswoodheights live up the hill. It's not like it will give shadows on anyone's house. I'm all for 12 stories.

I just have a hard time imagining where this will actually be built.

southwest corner, so that's the hill next to the OCCO kitchen retail strip. They're going to have to dig up a lot of that hill to make it flat. Can't wait for the building application to see the rendering and the amount of parking it'll have.

Should be interesting to see it go up.

Yeah really! It's an interesting idea for that corner. That intersection is pretty busy with cars and pedestrians walking up the hill. It'll surely add something to look at while walking up the hill. No more shortcut through the hill lol

Orleans Heights Developments is proposing to develop a 12-storey apartment building with an additional level of ground-floor commercial and underground parking at 3030 St. Joseph Blvd. The proposed building exhibits a "flat-iron" design, which reflects the triangular nature of the subject site.

It actually looks like they are putting a pathway with some stairs on the west side of the property. Maybe the City could learn from this...

Looks pretty good, I like the all glass curve at the front. This would've been nice if it was in a central neighborhood, somewhere with a view (think around the Canal or for Zibi)

Orleans might be the first suburb to get somewhat of a downtown. Hopefully this is the first of many projects. There's so much potential on the opposite side of St. Joseph, in the mall parking lot and where the jeweller and car repair place are located.

I really love the design and the location of this proposal. The height is really not an issue, given its location at the bottom of a hill.

I wonder though, if it's too close to the road? And only because if the building would take on damage from road debris and snow clearing?

Anyways, glad to see this sort of quality development being proposed. Since this will serve as a "gateway" up the hill, I hope they use high-quality materials.

Orleans is actually becoming almost chic with developments like this and Petrie's Landing. With more mixed density and the light rail, it might start to be attractive to people besides the usual suburban family homeowners. Barrhaven, take note!

also noting Rod Lahey's rebranding, while puzzling over the "a" in "rla/architecture," which is also for architecture (or architects, to be precise).
