The fast ferry is akin to putting a band-aid on a severed limb. You/we cannot trust any plans from HRM until they publish traffic data entering the peninsula.
The decline in downtown commuting is happening organically already with new models of office work which often rely on people doing their jobs from home. It is being accelerated by HRM's efforts to keep people who are not residents of downtown out of downtown.

300+ floors of residential is a big needle mover. Let's hope we don't have to wait until the last building is completed before we can shed the egregious name.

Joe Ramia owns Mic Mac Mall. He and investors bought it from Ivenhoe Cambridge a few years ago.

According to PVSC the property was sold in 2015 for $0
The property assessment in 2016 was $195.4 million. In 2023 the assessment is just $89.5 million. Change in ownership in 2021 would have been through a purchase of shares.

Project is back for more public consultation. There have been a few changes and there is now a submission for residential towers on what is currently the parking lot for Irving. The major changes on the mall property are the removal of the pedestrian bridge over Highway 111 and the addition of a public park in the south.

There is also a detailed drawing for the transit terminal which shows the new bus terminal with space for ~11 buses. This lineups directly with the current service level of 1 core through, 4 local through, and 1 local terminus. With staggered departure times there should be capacity for a few new routes. For reference the new terminal would be the size of the existing Mumford Terminal but have a 50% fewer routes. There are bus stops shown on the loop road (TA-14). I think those would be serviced by Routes 54/55.

The one sure thing is that the Transit terminal will be ill-designed, undersized, and have few amenities for those using it.

We moved to Dartmouth in '92, and shopped at the grocery store at MMM, hopefully there will a grocery store back there will all those new buildings.

There is currently a “terminal” at MMM. It has a rain shelter and flat benches. No other “amenities”. The same is true for the Mumford “terminal”. God help you if you need to visit a toilet or, god forbid, buy tickets though I suppose the app makes that decades-long problem go away for many. Regardless, though, Transit’s terminals are generally ultra bare-bones.

Another issue is that Halifax Transit's daily span of service is quite a bit longer than the mall's opening hours. I don't know what time they unlock the doors, but technically the mall is closed during the morning rush hour. I think the city should strive to provide a quality public service independent of the private sector (similar issues at Mumford Terminal).

I thought it was interesting that the plans seem to leave the vacant ex-Winners store untouched. Maybe they want to court a grocery store to take over that space.

I understand they have been trying to lease that space to someone/anyone for many years with no success. Malls are dying and empty spaces like that will only increase. I don't know if the grocery chains will want to refit that space given there is both a Sobeys and a Superstore a short distance away. I think the only hope for that is if a new entrant comes to the area.
