But how will people know where to park if there isn't a giant parking lot in FRONT of the building? Won't someone think of the children!

What's frustrating is that crappy Ikon condo down Portage is the same shape as this building, and could have just as easily hidden its parking. I hope everyone at city hall who approved that one was having a great time, because they must have been blind drunk to not see that the building was on its lot backwards.

I wonder if it had something to do with residents/officials worried it would make the lane too busy? Not saying I agree with the argument, but can definitely see it happening. NIMBYs.

How is West Broadway now, compared to 10 years ago? I lived there south of Broadway for several years between 2002-08. It was an underrated neighborhood them. I just did not care for all the creeps who loitered around Mostyn Road, when I would walk back from the Village to my apartment on Balmoral near the river.

Yeah wow. Nice little mixed-use infill for Dresden circa 1944.

But seriously though, what a great project. It's nice to see some of the activity on Sherbrook spill over onto Maryland. It would be nice if Maryland from Westminster toward the river took on a bit of that high street character.

The building itself looks fairly simple and while I'm not expecting great things design wise, it looks decent. Is it CRU on 1-2 and residential on 3-4?

Also on a related note, that little MURB across Maryland is starting to look better and won't look like a big machine shed as initially feared. This corner is really changing for the better.

Agreed - it looks not too bad from the east and north elevations.

Re: 710 Westminster - Hard to tell from the uploaded plans what the actual CRU/residential mix is. The planning document is quite brief as well. The original submission noted 5 CRUs and 44 residential units. There are townhouses in there as well.

the rebuilt buildings from that fire sure looking nice now that ugle tin siding was taken off havent had time to stop take pics and the house is looking good to

^ D'ella just moved from Ellice to its location on Sherbrook a couple of years ago... seems unlikely that they'd be moving again so soon. Not sure about Zed, though.

If those integrated public benches make it to the final design, this could be a precedent-setting building for incredible infill in Winnipeg. Hope this ends up as in the renders, and inspires others to follow suit.
