I would say that the caissons are just a little less than half done. Pallets of rough lumber for the shoring have arrived on site.

Looks like one of the 7th floor units has sold; I know they were asking over $3M.

Ouch! - For $3M, I would have expected the entire 7th floor.

I periodically check their website, maybe one a month or so... and I think the biggest "penthouse" with the best view has been sold for a long time. But it looks like a second (of three) 7th floor units has recently sold.

The other day I wrote it looked like the caissons are half done. Well it looks like they were a lot closer to being done than I realized.... the drilling rig is gone and they have only put caissons about halfway around the site. I don't recall ever hearing how many below grade and total parking spots they plan.

^^^ In this picture can be seen some caissons before the wood planks are installed. Some appear to be concrete encased and some not. I've always thought that this technique must leave a bit of a gap behind the wall. What happens on really deep excavations (like river landing?) Will settling be a problem?

I haven't been by the site since demolition but I agree that it seems odd. Based on your photos, I was thinking that shoring must only be required for part of the excavation but, based on the photo that shows the piles along the street, there must be shoring required there, too. It's strange that they would demobilize from site and then re-mobilize to complete that work, but I'm sure there's a reason for their actions.

As for settlement into a void behind the timber lagging in the shoring system, that void does get filled (usually with a fine-grained granular material) as the timbers are installed, so as to not leave a void. Typically, settlement around the perimeter of shoring doesn't seem to be a major issue.

May 16 Pictures:

The drilling rig is back on site today. The hole is starting to get deep. It looks to me like there will be two levels of parking at least along the far (east) wall.

Ricopedra... as I recall the developers said the building would be about the same height as the steeple. I don't remember if they said that includes the cross... but I suppose the building could be as high as the top of the cross and they wouldn't be lying?? I like tall buildings as much as anyone but I think 7 floors is about the max for this particular site. (I think Luther Tower is horrible where it is).

I think your point about the market will dictate the upper end of price point is the most important factor. One can't really say an asking price is too high or too low until the market tells you!

With Highpoint coming on stream soon, there will be stiff competition to Escala for high end condo's. However, they may be targeting a slightly different market as the Escala building is smaller in scale, yet the units are relatively large.

I guess we will will know in a few months how well Saskatoon absorbs these projects.

*NOTE: didn't even mention River Terrace on College and Clarence, as there is no sign of life in that project.

I agree but I believe the rule is it should be labeled "site prep" until the structure breaches ground level at which point it can officially be labeled "under construction"
