I’ve said this before but that little area has soooo much potential to be an awesome neighbourhood, an “East Village” of sorts.

For one it’s right at Harkness Station, minutes from Downtown, Norwood/Marion, and Osborne. All that empty MB Housing land is ripe for development, the apartment tower proposed on River. Plus for families, there’s an elementary school and a daycare within a 1 minute walk. Small grocery store across Donald.

If some new developments happen in that area with a few main floor commercial opportunities for a couple local shops/cafe, I’d love to live there.

I hate to say it but the truth is that the MB Housing is why more people don't want to live there.

The MB housing that was demolished a few years ago?

I agree with buzzg that that area has amazing potential. I'd love to see a high-density development of the former MB housing lands.

It's gone, that entire double block is an empty, fenced lot aside from the school and small office building on Main (I refuse to call it QEW).

Huge potential. I thought there was a plan for some type of row houses in there. Maybe just dreaming.

Should go mid rise at least. With residential units on the street . Something like 300 Assiniboine. Give street life with tons of people living over head. Most of the properties in their are old. Such as the forks apartments. Keep as many trees as possible. I quite like the area. Very urban feeling, but not downtown.

It’s not a stunner but it’s decent, and went up remarkably fast. The parkade is noticeably imposing and shitty though, especially from Donald. Hopefully the decoration on the Stradbrook side is still happening.

Wow some of the layouts are horrendous, especially the Harlem. I get that it's really small but there's so much wasted space in the bedroom area, meanwhile the couch is facing the island with 2 feet to spare, yikes.

I was paying over $1000 for a 500 sq ft 1 bedroom in 2009. Doesnt seem that outrageous to me. But maybe I'm out of touch.

That's quite normal. 1000 sqft is large for a new apartment these days. The Pumphouse starts at $1400 for 500 sqft.
