SOM-Designed 1865 Broadway Tops Out On The Upper West Side

The Upper West Side is typically off-limits to developments of major substance, which is why the recent news regarding progress on new-tallest-towers for the neighborhood at 200 Amsterdam Avenue and 50 West 66th Street is particularly positive. But in between those two towers, on the corner of West 61st Street and Broadway, YIMBY has reported extensively on 1865 Broadway, a 33-story residential tower designed by Skidmore, Owings, & Merrill, which has now reached its rooftop.

As seen in the latest images of progress, the ceiling heights increase alongside the tower’s rise, which means the uppermost units will be particularly lofty. The project’s location just two blocks northwest of Columbus Circle also means that units adjacent to Broadway will enjoy fairly sweeping views up and down the street, even with the impressive surrounding density.

Completion of 1865 Broadway is likely by 2019. While topping-out only occurred a few weeks ago, much exterior work remains to be completed, though the facade is now rising.

New Renderings of Avalon Bay's Upper West Side Tower; JLL Tapped to Market its 70K of Retail Space

On Broadway, between Columbus Circle and Lincoln Center rises AvalonBay Communities' latest project: a 33-floor, 172-unit building to host condos, rentals and more than 70,000 square feet of retail in its podium. Late last year, we announced that the building topped out its 416-foot superstructure. As crews begin to enclose its concrete frame, new signage has been installed over the sidewalk scaffolding announcing that 70,000 square feet of retail are up for grabs on the building's lower floors. JLL has been tapped to market the spaces which span four levels: the first and second floors in addition to two underground floors.

According to the marketing brochure, the retail spaces will have 247-feet of double-height wraparound frontages, a ground-floor with 20-foot-high ceilings, and a 2,000-square-foot outdoor terrace at the second level's northwest corner. The team says a variety of uses could occupy the space(s), which can range from 1,900-SF to the entire 70,000-SF offering.

I preferred the previous design. This isn't bad, just straight out of the 70s. I guess they took inspiration from Lincoln Center.

Edit: This previous design with the fins at the crown.

1865 Broadway’s Façade Installation Begins, Upper West Side

I love this resurgence we’ve been seeing of terra cotta/masonry facades the past couple of years. It really adds some much-needed color and texture to the increasingly cool and glassy cityscape.

P.S.: What's the Mandelbrot equation? I just saw a Nova episode about fractal geometry. He's amazing.
