I walked by this site earlier and asked one of the workers when they were going to break ground on this tower and he said probably January.

On the bright side, we don't have a 2000 foot dildo overpowering our skyline.

Anyways, 435 N Park is exactly what Chicago needs right now. A new construction mid-level luxury hotel and apartments in an ambitious, but feasible building. I wish the design were a bit more inspired, though.

The Spire hole is a little sad but it doesn't bother me much because it's sort of hidden due to its location and people don't even know it's there unless they know about it or are looking at it from high up in the air. Now, the waterview concrete hulk, on the other hand, is right in the middle of a very prominent location and I see it almost everyday so I'm glad work has finally started on it.

I hope something tall and spectacular goes on the Spire site someday but right now it's kind of out of site out of mind for me. Anyway, 435 North Park is a good development with decent height. There's still another site next to it so hopefully something even better and taller goes there.

The way this fails to address the street corner is mind boggling.

Can't anybody challenge SCB for residential and hotel highrises? This is modern but urbanistically, even Elysian was better than this.

Also - that midrise wing sits at a weird 2-degree angle or something. It's not parallel to North Water. Why?

Tower's ok. But I agree, I don't like how all the action is going on at the motor court. Otherwise it feels like a fortress with all those high up windows facing the street. And then it just dies off to big precast panels at the edges. What am I see there at the NW corner? 50' linear feet of precast wall and granite base? C'mon, a move like that is for the big box retailers in the burbs. The base shouldn't feel so heavy. The pedestrian experience walking past this building completely sucks. It's only good when you are arriving by car.

Also agree. The stone or concrete base really nauseates me. It's really a step backwards into the 00s. What's more annoying, I like the tower just fine.

What's with the un-treated green area? Is that reserved for a second or addition development? If so, then I'm actually not worried about the base. That is, if something were built, facing Illinois, the base then would become obscured and therefore unnoticeable. Anyway, whatever, at least it's another neat looking glass tower, right?

Future development. The lowrise deliberately creates a future void for sightlines of the Ogden slip. I realize that even with a neighboring building, it's still a streetwall with zero fenestration along a 50' expanse.
