Yuen Long in New Territories West has been a hive of construction activity, with new property projects announced almost every week.

Across the western area of Yuen Long, including the suburbs of Tong Yan San Tsuen, Ping Shan and Tai Tong, there are 14 new residential projects on the market, according to an electronic platform that gives details of the sales of first-hand residential properties.

Most have been on the market for a while, except the two latest ones being marketed by Sun Hung Kai Properties (SHKP) and New World Development (NWD).

Scheduled for completion later this year, the second phase of the Grand Yoho development will offer 826 residential units, spread across three blocks, in total in a diverse layout mix, from 394 sq ft to 2,125 sq ft. The majority of units will be laid out as two- and three-bedrooms.

The first batch of 166 units has just been released for sale. Stripping off discounts, the units come with a price tag of approximately HK$12,000 to HK$17,000 per square foot, which is about 20 per cent more expensive than those priced for the first phase. Selling prices range from HK$6.7 million to HK$21 million each.

A few general construction images I was able to get in February.


Not sure what this is, but the foundation is massive. Right across from the Tsim Sha Tsui Station.

And just for fun, the techno laser light show I randomly stumbled upon on a Friday night. Skyscrapers with laser beams attached to their heads!

After 46 years, The Excelsior turned out the lights and shut its doors for the final time on Sunday, marking the end of an era for the iconic waterfront hotel.

“I think we’re ready to call it a day,” Torsten van Dullemen, the Excelsior’s general manager, said.

Seven hundred guests and 500 staff members bid farewell to the four-star hotel in Causeway Bay before it is torn down to make way for an office tower.

To commemorate its closure, van Dullemen and one of the hotel’s most loyal guests fired the Noonday Gun, a naval artillery piece by the waterfront opposite the 34-storey building.

The gun salute has been a local tradition for the hotel, and was used to mark its 20th, 35th and 45th anniversaries.

“The support we’ve had from our most loyal guests, the passion, the commitment of our colleagues, and the support we’ve received from everyone around us really touched our hearts,” van Dullemen said. Paul Cheeseman, 55, one of the guests who flew in from London to join van Dullemen for the ceremony, said he was sad to see it go.

“It’s a great shame,” said Cheeseman, who has stayed at the hotel for 34 visits, spanning 183 nights since 1992. “I don’t know where I will stay next time, it’s become part of my life really.”

The hotel’s closure was announced last year by Mandarin Oriental Hotel Group, a unit of the Jardine Matheson conglomerate, after a 2017 sale failed to meet the minimum price.

Instead of selling it, Jardine will spend US$650 million over six years turning it into a 26-storey Grade A office block.

This is a 22-storey development at 247 Tai Kok Tsui Road with the top floor being 25/F. Expected completion by October 2019.

Based on the 2nd price list from 2018, the cheapest unit was a 158 sq ft studio unit 6C priced at HKD $4.017 million.

Parts are reclaimed. LOHAS Park is a huge multi-year project divided into phases. It seems construction keeps on going forever.

I hope someone can explain why HK built so few skyscrapers in the past decade. Between the late 1980s and 2010, HK was a world leader in skyscraper construction. Each of the following buildings was the 5th tallest in the world when it opened: Bank of China in 1990, Central Plaza in 1992, and the 2IFC in 2003. HK's best year was 2010, when the new 484 m ICC became the world's 4th tallest building. But after that, HK has built not a single supertall. The tallest building completed after the ICC is Victoria Dockside, which is only 265 m.

What happened? Did everyone figure that it would be too difficult to beat the ICC, so they just gave up?

There are a few big skyscraper projects around, such as the new Kwun Tong Town Centre. However, we're seeing more industrial to commercial building redevelopments in Kowloon East, and with so much land there, the need to build very tall has diminished. Over on the Central side, there isn't really a big plot of land available to put up another supertall. Recent demolish and rebuild projects in the core area are a bit shorter given the site size.

Hong Kong’s InterContinental hotel to lay off 500 employees as it embarks on two-year renovation programme

The InterContinental hotel on the Tsim Sha Tsui waterfront in Hong Kong will lay off about 500 employees as it embarks on a two-year renovation project, a labour union has said.

Alex Tsui, chairman of the Hong Kong Hotel Employees Union, said the workers would have their last working day on May 1.

A small number of staff will be retained to run a Chinese restaurant, Yan Toh Heen, which will remain open during the renovation.

The 503-room hotel will close its doors on April 20 to make way for the facelift.

“The workers learned about it today,” Tsui said. “They felt helpless.”

He said the union was assisting the workers on their compensation.

Hong Kong hotel operators mull converting their properties to residential buildings as home prices defy the economic downturn

Some Hong Kong hotel operators are considering converting their properties into residential buildings as the tourism industry shows no sign of recovery and home prices start to rebound.

The applications for conversion of two hotels – the Horizon Suite Hotel in Ma On Shan, and the Novotel Nathan Road Kowloon – to residential use were approved by the Town Planning Board on Friday.

The approvals will add more than 1,000 new flats at a time when home seekers are regaining confidence in anticipation that the Covid-19 vaccination will help revive the economy, according to property agents. Sales of new and used homes saw something of a mini-boom in January.
