Sarnia Ontario Development Thread

Sarnia is seeing population growth for the first time since the 90s, primarily from the new $Billion+ NOVA Chemicals plant being contructed and other small-mid size projects. The first high-rise in 10 years is currently under construction in the Downtown and there are other proposals for 8-15 storey buildings throughout the town.

I've included pictures of the skyline, future projects and urban expansion area plan. Please share where you see this town (maybe city one day) in 5, 10, 20 years from now. Does the Downtown continue getting more populated and improving? Does this population growth continue? Is there enough urban expansion area for the next 20 years?

What does everyone think Sarnia's population will be after the two main urban expansion areas are maxed out? How long do you think that will take? .

Picture not posting. Proposed is two 8-Storey retirement condos in Downtown and the redevelopment of the mall into a more walkable commercial/office space/lifestyle place.

It occurs to me that Sarnia may be the largest Canadian city that I have never visited. Other than it being a border city and having major petro-chemical industries, I have no sense of the place at all.

To put it simply, a majority of the town and area works in petro-chemicals, trades and health care. There are your typical white collar jobs that support these industries but those positions are harder to get into than the first three mentioned. There is also a government workforce being a boarder town and largest town in the county. There is also a casino that employs a fair amount of people.

Lifestyle wise, it's a politically right wing town and definitely has a small town feel, everyone says hello. Very much a beach town in the summer with a lively boardwalk but quiet and feels isolated in the winter from the rest of Ontario. It's big enough that you don't feel like you're in the middle of nowhere though. The college has had solid growth so the town has felt more youthful than it has in decades and is getting more diverse (food options in town, different backgrounds joining the community) with the growth of international students.

I don't live there anymore but the saying is those that grew up always come back and I can definitely see myself going back in my late 30s, early 40s if Im able to career/financially wise. The town has a charm. Nasty reputation though being near a chemical plant.

Good to see proposals in Sarnia. However, this thread belongs in the Ontario sub-forum.

That forum is dead. I thought the rest of Canada would appreciate seeing this. Or is there a population rule for the Canada forum?

I recall waiting in line on the bridge crossing back into Canada on a gorgeous summer day and the turquoise water and all the sailboats made it feel positively tropical. Much more attractive than I'd have thought, and I was impressed

I got to say I didn't stop to visit Sarnia at all - got straight on the 402.

I wanted to fill up the tank in Port Huron so I ended up seeing more of that town than the Canadian side.

There’s no “population rule” but if you were to take a quick glance, there are no city-specific threads in the entire Canada forum, that’s literally why the sub forums exist. We have a forumer from Rimouski who posts proposals and skyline shots from there regularly, ditto Moncton and Castlegar. They didn’t create their own threads, they just put the data into the necessary threads (Great Canadian Skyline Thread, Canadian City Proposals, What is Your Weather Today?, etc).

I’ve obviously got nothing against Sarnia, this is merely about the basic tenets of this forum.

I see your point. If the thread gets deleted I'll repost this in those threads you suggested. Thanks, I don't post here much not sure about the etiquette.

I found this interesting and you're correct that I wouldn't have seen it had it been buried in a subforum (and I did see it only thanks to you posting it here), however Chad is kinda right when pointing out that city discussion threads are normally in their subforums.

The "normal" procedure here is that if I decide out of the blue that I'm interested in checking whether there's a Sarnia thread, which won't happen, then it's on me to venture into the Ontario subforum for that.

Won't get deleted, I guarantee that worst case, it'll simply get moved (and then become just as dead as the subforum to which it was moved).

True. I also wanted this thread to be a case analysis of the town for the points I mentioned in my original post.

If you manage to make this thread a general enough case study then it's possible it can stay in the Canada forum.

Just to be clear there, I’m not “kinda right,” I’m entirely correct in what I said. But also like I said, it’s good to see so much going on in Sarnia.

No worries man. It’s not a big deal, it just is what it is. Is the Blue Water Bridge in the Point Edward Area? Either way, what’s going on in that space? Is it a separate municipality for some reason?

I have some family in Sarnia and that is the only reason I would have ever visited, but I am glad I did. Great winter weather (by Canadian standards) and pretty nice beaches. Felt like a hot day in Halifax, with no seaweed. I really liked the town but the downtown needs some real love. Hope these projects breath some life into the area. Sarnia has great potential.

Point Edward has been faced with amalgamation with Sarnia for decades, they're a separate "municipality" but their label is Village. The population is approx 2,500 and isn't included in the Sarnia census. The Village and Sarnia are only separate by title, but the residents of both are frequently in each-others areas. Blue Water Bridge is part of Pt Edward as well as the Casino.

They've resisted amalgamation because they don't want to lose their village identity despite most of the village relying on Sarnia for their everyday lives. Between Point Edward and Aamjiwnaang reserve that doesn't get their population counted, there is approx 78K people in the urban area rather than the 74K officially (2019 est). The Sarnia metro area is approx 100K (Corunna, Petrolia, Wyoming). And if you count Port Huron (many people travel back and forth daily, semi-frequently), the metro population is 130K.

I was in Sarnia the other year, just because I was curious. I was actually in Stratford for a couple of plays at the festival, but did a road trip to Sarnia, and drove down the parkway along the St. Clair River to see what was there. I was generally quite impressed. If I lived in Sarnia, I would spend a lot of time in that park near the Canadian side of the Blue Water Bridge.

This is what everyone does

It's a one of a kind waterfront for sure and the town has one of the best fresh water beaches in the Province (maybe country).
The blue water birdge is part of Point Edward Village, the beach, park and buildings are within Sarnia boundaries (not downtown though) and the houses you see are part of Pt Edward. The Village and Sarnia are very intertwined. Those buildings are 12-15 Storey rental buildings right on the beach. Pictured is Canatara park, beach, the bluewater bridge and casino at the top left of the picture.

Good to see some representation from some of the smaller cities. Especially a thread that is closer to the original intent of SSP (at least back when I first joined, 1998, under a different name).

nice to see Sarnia growing again. An often forgotten about city in Ontario.

And yeah I never would've seen this in the subforums
