You cannot assume renters don’t care and do not do some education. Not all renters are bad. Like I said many are simply ignorant or careless, strata owner and renters alike, education and reinforcement is the key. You may not change all , but you can prevent some miss use behavior. Tower 2 is a brand new building , hopefully strata can do some education to keep it in good condition.

My quote with TD Insurance indicates protection of up to $300,000 against a strata insurance deductible if my unit caused water floods below and they levy the special loss assessment against me. The price was $436 for the year but I am claims free. Make sure you obtain insurance against strata deductibles before anything else, including being a first time home "woner" (i.e. including Earthquake Insurance which is a farce in most cases as it will not cover water or fire damage after the earthquake happens lol).

We got a quote from TD and the maximum amount they cover for the water damage they mentioned was $200,000. How did you get $300,000?

I think you have to increase your contents insurance. But TD has so many exclusions, I wouldn't be surprised if they end up not actually covering you for things. Go with an insurer

Hello,

Does anyone here who own an EV receive a non-EV/pillar with charging as their parking stall?

What is the best way to go about receiving a different stall that is for EV?

Was wondering how the natural light is during the day..

I never thought too big of balcony could be bad thing... lol

There's a flood of listings on the MLS, prices seem to be coming down and still not selling as quickly. I think the lack of A/C is a tough sell.

Went to check out the food trucks today. "Newly opened Brentwood Boulevard" is a lie as expected, there's just a small fenced off area between the parkade entrances for food trucks, but the fountain rework was finished while I was there, and it's running again.

Hi. I am planning to move into Tower 2 this month. I am also a first time home buyer. For the "Square One Insurance" should we give "Condo Owner's Protection Coverage" to account for the 250k Strata deductible? Please let me know about your experience with "Square One Insurance"

Many of the higher floor units being sold now are marketed as having AC for Tower 1. Is this true?

Nope. I think they counted inclusion of portable ac units as air conditioning. From the video of one of them, I did not see any ac condenser units on the balcony. Strata did not approve any additions of mini split ac systems.
