Is PMC adding any floors to this? I also don't care for the fact that it's going to be office only. This area needs more residents and an office building adds only very limited vitality. Nixing the mixed use in my opinion is worse than simply reducing the height.

Think of it this way: it was going to be ugly no matter what; now at least it's not as noticeable.

If the end of the "boom" is near, I just hope we don't end up with the Boyd parking lot and another "coulda-been" at 1911 Walnut.

Yep, that would extremely disappointing. There is still absolutely no movement on the Boyd and the old warwick is a terrible eyesore.

As will this if the rendering is real. 9 floors doesn't really meet the requirement to have it's own thread.

On the positive side, at least that eyesore billboard is coming down. That alone will do a lot to improve the view on this part of the Schuylkill.

4 or 5 floors are being added to the existing structure. With the huge floorplates they are getting 600k sf out of only 9 floors. In a regular building that would probably be 20-25 floors.

The apt boom is nearing the end. That has little bearing on 1911 Walnut because a) its condos and b) its one of the best locations to build condos in CC. I think that project has a higher chance of moving forward than ANY ground up apt project that has yet to break ground. I'm hoping that the fact that SLS is a condo project means it may make it forward. The next apt tower to break ground SHOULD be the Eastern Tower and that is getting lots of assistance so it may be safe. Beyond that, I don't know what else is likely to come to fruition.

I have a source very close to this project and there is going to be retail on the first floor, with a restaurant facing the river.

They also mentioned that the reason the height/apartments were nixed from this were two fold:

1. They have some minor concerns about an over saturation of the market
2. One of the reasons for that over saturation is that they are planning to build apartments very nearby, taking out a parking lot and didn't want to cannibalize their own building

I couldn't get which lot or how many apartments/height out of them, but it sounded like it's another waterfront development. Since it would likely be a similar architect, this might not be the most exciting news, but I'd be happy if they can add some more water facing retail (although I did not get any confirmation on that being a part of the new project one way or the other).

70k sf of retail and eateries on lower floor overlooking new patio area.

This could very well be the Riverwalk parcel bounded by 23rd, Arch, and Cherry. This is the only riverfront parcel owned by PMC I can think of. Plus, they did say that they would develop a scaled-down version of the originally proposed Riverwalk development. If this is the case, then this is great news solely for the fact that PMC said that they will retain Gensler Associates as the architect! This was said at the same Logan Square Neighborhood Association meeting where the Community College of Philadelphia residence hall project on 15th and Hamilton.

Is this redesign sexy? No. But I never liked the big wall of the last design, and I figure these latest renderings are still an improvement over what was there

I'm ok with it. Still a disappointing use of what should be becoming prime real estate on the river in the years to come. I hope we see some great things from Brandywine at 2100 Market and the other blocks to the east.

The design is better than what is there now. It will be an improvement over the site now for sure. The riverfront promenade will be great. It's also nice that this won't completely wall off the Schuylkill. Plus, anybody driving by or taking a train by will see a nice shiny new glass building with a Fortune 500 company's name branded on the top. 20 stories would obviously be better than 9, but it could be worse.

Since this project has been downsized from 20 stories to 9 stories, it no longer qualifies for its own thread which requires a minimum of 12 floors. This thread will be moved to the never built archives. Any future updates/information on this project can be posted in the General Developments thread here:

I can live with this...if this is the actual design and it comes to fruition. I like the use of brick and steel at the base. Picture shown is presumably the restaurant facing the river.
