It will take an extraordinary situation for any of these office towers to break ground in the next 10 years.

AFAIK, CIBC Capital Markets fully occupies the office space on the site of Brookfield Place 3 and it's a safe bet they won't be seeking renewal once the lease expires. I can see a complete rethink for the CC3 development plan if the grim office market projections are met in the next few years. I don't agree with this however, the two mid rise blocks could be ideal podium bases for residential slabby towers.

CIBC Square II and 160 Front will be the last big office towers built downtown in a long time...

I was actually surprised to see CIBC Square II break ground considering that construction started after covid and WFH was a thing. Not to mention that 160 Front, The Well Office and the first CIBC square were all u/c.

It was leased (a good percentage) before Covid. CIBC has a million square feet in phase 2.

The parties agreed that construction would not start until the new bus terminal in phase 1 opened.

Quick non-scientific approximation of Ottawa's future skyline. Green for under construction/approved, Red for proposed. I'm sure I've missed a few projects.

Cool! Thanks for showing that. Always nice to see other cities than Toronto on here! Ottawa is getting quite a few smaller nodes. It looks like Winnipeg following a Toronto or Vancouver growth pattern.

Won't the design have to change if council accepts the settlement offer? The development site will be smaller.
