I'm not sure, they weren't planning on buying any a few months ago.
My guess is that they will use the fact that it is a short lot to beg a reduction in rear setback and fill that in with the bonus FAR.

Not sure if this was reported yet or not, but 171 N Aberdeen (Aberdeen & Lake - right near the Morgan Green Line stop), which has been a vacant lot since 2014 - got its full building permit a week ago. 11 stories, 75 units + retail.

^ I kind of think that's a smart strategy, asking for a height and density increase when your project is already under construction. The NIMBYs already probably are less likely to fight it since there is already something getting built, and after all, who's gonna notice 50 extra feet? Good cover for the Alderman as well because it creates funds for lower income neighborhoods. I wonder if we will see this strategy employed more often?

Oak park really bulking up. Another 12 story development is supposed to start very soon on the other side of the train. The change with these two developments has been quite impressive and impactful.
